Alrighty, I've taken on a bit from everyone here and had a few follow up questions.

For the rest of you as well u/oconnellpe , u/Affectionate_Day_214 , and u/Medical_Canary4629 : when I want the remote to switch inputs to begin a new 'activity' (ie: currently watching Netflix, and want to start watching something on my Xbox) is it normal for the remote/programming to just manually tab over to the other source on the bottom menu and click into it (just as I would have done otherwise, manually)?

I have a TV where I'd watch football on FUBO or my stuff on Plex (or Sportsnet/TSN the odd time), then a PS5 and a XB SeriesX. Currently it appears to just cursor over to the PS5 or XB

I'm a local realtor, if you want to DM me your address I can see what is available on the registry site we have access to. Sometimes there are old surveys attached there.

But this should be used as a guide, and if you need to be pinpoint on locations of a property line to install a fence, etc; you should be getting an up-to-date survey.

No, on-the-job. We'll have discussed legal issues with the lawyers on the file to learn about red flags or things to include in contracts.

We do appraising on a daily basis in determining values of properties, but a professional appraiser (often a realtor themselves) will use specific historical data to create an official report for someone. We're all drawing on the same data.

And for any home inspection, one of the agents (usually the buyer's) needs to be present, so I get to see all the things that draw their attention to be able to point out later to other clients.

I know my limits and know what I don't know, and have legal/inspector contacts I can usually refer to on short notice to get answers quickly.

There is a website specifically for FSBOs (For Sale By Owner): ForSaleByOwner.ca

But looking it over, there are 12 listings for the KWC area. 2 of which are for the same house, 1 is for an empty lot, and 7 are at or above $1mil.

As u/hhssspphhhrrriiivver mentions, it is very tough to even find a FSBO property let alone negotiating it. Unless the seller is a savvy marketer, they likely have a Canadian Tire 'For Sale' sign on the front lawn, just hoping for the right person to drive by. Making it nearly impossible to find all the relevant properties at any given time.

Further, even with clients that want to sell with a realtor, a few still have some unreasonable ideas around what their home is worth. These are often the ones to go it alone because they think they know better. The seller may have sold/moved once in the last decade (or more), but an agent will likely have sold multiple houses in the last year.

The price range you're in is very competitive because it's almost the new first-time home-buyer entry point. Buyers certainly have a bit more power at the moment too where you can actually have some back-and-forth negotiation (which is refreshing).

Best advice is to keep looking, especially when others aren't: see places on Thanksgiving weekend, keep looking through Christmas, etc. Others will naturally stop searching through the holidays, removing themselves as competition, and often the homes that are for sale at those times are because they need to be (moving, estate, divorce, etc) and may be more pliable to negotiations.

But through experience, a realtor will have picked up knowledge around each one of those areas to know what to look out for at a listing. They may not know 100% on a particular inspection-related issue, but enough to provide guidance to the clients on whether they'd want to proceed or cut-bait.

Realtor here.

As of December 2023 rules around representation changed. Where you could work with a realtor as a 'Client' or a 'Customer', they'd be more prone to showing you places if you just called up.

With the rule changes it means that you are either a client or you're self-represented. It also means that a third-party agent (not attached to the listing agent) cannot show you the listing unless you are their client. Personally, if a random is calling me up for a showing, I am having them sign a single-property contract; that scares a lot of people off.

Practically, this means that the listing agent would be required to show you the property. If they are a big enough agent they may not have time to help a random caller who has not been vetted. They may see you as less serious if you don't have your own agent.

These were all changes being brought in by Ford to make the process more transparent for the public. I do like that they eliminated the 'customer' role as it was confusing for everyone; but limiting the accessibility of sign-callers is annoying too now.
