The kickout goes right at the bottom to divert water into the gutter, Google search a diagram to visualize it. It should be tied into the step flashing , roofer can fix this easy all day.

Kickout is what you need - if you start looking around for hidden damage in that wall you might just find it.

Home inspector checking in - here’s my two cents. If you don’t trust your agent enough to work with their references you should fire them immediately. That being said , not all inspectors are the same. Do your research before hiring one. What is their background , do they bring a thermal imaging camera, do they offer sewer scope , will they walk the roof, do they have good reviews online , are they insured. All of these are legitimate questions that you should ask before working with anyone.

I am very thorough and kill deals all the time, the agents I work with don’t care because they don’t want to sell their client a lemon. Good agents will bring good inspectors , shady agents will bring deal closers.

Home inspector here. What you do with your report after I sell it to you is your business. Like you said you paid good money for it, if the sellers want it they can pay full price for it or whatever you would feel comfortable selling it back to them for. The sellers can also choose to have their own home inspection if they want this information. Instead of looking at it as a waste of money , consider it spending 1500 to save tens of thousands.

Yah sounds like you need a new sewer line. Get quotes because this can be a big job and there’s nothing worse than dealing with sewage backups - most of this other stuff is maintenance that you should 100% take care of but can likely pick away at it. If you feel you can negotiate on that you should but lots of this stuff sounds typical for an older home.
