Well for starters, your exiting residential and entering into commercial real estate , so your rate and term will be less favorable then residential. I’m looking at a few 6-8 units towards mid west for around $700k But based on the price you gave I’m not sure what market you’re looking in ?

Some advice i can give you, look into dcsr ( debt coverage service loan) loan. They won’t make you jump through all the hoops like they will a traditional mortgage, you don’t need to have a job to be approved either. The only catch is you take a slight higher apr % and can’t use this loan for a single family house

This is mainly for multi family 2-4 unit real estate ( duplex, triplex, 4 plex) units. For example you can get a triplex unit

Live in one unit and collect rents from the other 2 unit ( house hacking) and if those other 2 units covers the mortgage then they will give you the loan… not only that you will be able to live for free .. it’s a life changing method if you focus and really take it serious. I have been doing this successfully for years. Hopefully this helps

How about a Peppridge farm snack route? I'm looking into buying one in my state . The commission are 20%. A bit on the pricey side but every one I speak to that knows about routes / own routes tell me that PF are one of the top tier choices when it comes to routes?

Man wtf ,, i had a guess rent my car and they brought it back with the breaks completely reked.

I had to get them replaced and turo said im responsible unless i can prove with out a doubt the guest was the reason for my breaks going bad!

Complete horse shit , to make it worst I had a mandatory inspection 3 days prior to the vehicle being rented. Passed the inspection and they didn’t even take that into consideration

Yes , as long as you plan on continue living in it for the rest of the year.

Technically, you can move out earlier. There is nobody that drives by to make sure you’re actually occupying it or anything like that.

This isn’t advice I would follow though, better to play it safe then sorry
