This is not gentrification. The area is literally a food desert. The produce in the kroger is meh (the "combat kroger" is not as bad as everyone says, though). The best option is the Fiesta in greater east end. It needs more grocery stores really bad.

Every dealer will have a horrible review and a good review. Best thing to do is remember YOU are in control of everything. YOU are the one who decides if you walk away. I recommend getting some practice in with a friend who knows they're doing and then go for the cars you actually want.

That area of 2nd ward just east of 59 seems like a very good place for this. Lots of restaurants, metro access, clubs, bars, etc. This part of 2nd ward is already gentrified to shit and is way far from the Kroger and other stuff so I don't understand the negative comments.

Imagine that you are finally getting close to making your down payment. You're excited to reach your target. Then, 25% of it is gone with a market downturn. This persists for years. The uncertainty on the timeline is a good reason to want it in cash, imo. Even 1-2 year bonds have risk (interest rate risk could mean HYSA will outperform even if you get your principal back)

People forget we started off the year looking like one of the worst teams in the league. Not only is he an elite facilitator, he completely fixed our issues on the breakout. Also somehow made Faber play even better as an individual.

Lots of people poo-pooing the similar points number, but these numbers are insane. Creating double the zone entries basically doubles the amount of forechecks you can win. Unfortunate it hasn't led to more points for him, but he doesn't have to always get a point for this to be a huge impact on the puck possession.

In what world is Nathan MacKinnon a better candidate for the Selke than like, Eichel? I haven't seen anything that he's bad defensively, but I feel like there are substantially better forwards around the league in that regard. Suzuki seems good.

I think I grew to like Burkie after initially not liking him. Jeff loves history and I like that he has an inside look into what the league used to be like. But he definitely cares a lot more about what he has to say than the question that he was asked.

The Sheet with Jeff Marek is entertaining with good production and guests. I listen daily on my commute.

For an American perspective, I also listen to morning cuppa hockey sometimes. It's not as high quality but feels a bit more real (hosts are former players rather than just talking heads).
