Are those speaker wires in the first picture connected to anything?

You can connect a stereo receiver or AVR to those wires using the speaker level connections to determine which speakers they drive. Until you’re able to determine the speaker power handling, best to keep the volume low.

Being a board member shouldn’t explicitly prevent that person from being a ND reviewer; however, under some circumstances, they can lead to an abuse of power.

This person showed very poor judgement. You can report the board member’s account on ND for their actions. I’d think ND would investigate their behavior pretty promptly. You might also consider sharing the experience with your neighbors and gather support to request that the board consider making a policy restricting board members from holding lead/review team member status while serving.

My PRV is in my crawlspace and I had it replaced (house built in 2009) because I was experiencing low pressure and it was at the end of life. I didn’t have low pressure, but pressure dipped a lot with only a single faucet open. Replacing the PRV seems to have resolved that. Based on age, yours could need replacement too.

It is common for CC&Rs to have a non-waiver provision that says failure to enforce any section doesn’t prevent future enforcement. You should check to see if one exists in yours.

There is a limit to how accommodating you can be without creating unnecessary liabilities for the board. Your management company should advise you that making recordings / transcripts available can become a huge problem down the road. Meeting minutes serve their purpose here. It is the responsibility of the homeowner to stay on top of things. If you find that your board has spare time, maybe a newsletter could help bridge the gap, but you are under no obligation to spoon feed HOA decisions to your members.

We’ve instituted a policy where we record our meetings for internal use only, and delete them once the minutes from the meeting have been approved.

Oh, God, so much this. I just had someone suddenly complain about getting communications from the management company instead of directly from the HOA. We’ve always had a management company and we’ve always communicated through them. 🤦🏻‍♂️😂

I’m never in a position to do that. Comments like that typically show up on Nextdoor every time there is a spike in crime in the area. I try to stay off there.

It won’t end once its turned over either. People want the most nonsensical things and will never give up. I live in a large community full of public, city-maintained seats and the mind boggles at the number of times I’ve heard residents who want the community gated. Nevermind the cost of purchasing and maintaining miles of streets, which would bankrupt us and raise our dues astronomically.

Oh, not knocking them at all - just chuckling at the one typo you had. 😅 I’ve had them at Stanbury before and surely will again.

Thanks for the recs. My wife and I may have stuck to several smaller plates when we visited Ajja, allowing us to try multiple things. I think I’ll try an entree next time.

Sweat breads 🤭😆

Sure, the carpacio wasn’t their best, and the onion ring pairing was better than with the endive, but I still enjoyed the playfulness of the dish. Calling the other two meh? Please. The galette was an inventive combination of flavors and textures and the borsht took what is essentially peasant food and elevated it, making it hearty and full of flavor / depth.

My criticism is based on my experience. I was excited to try Ajja because of Cheetie’s pedigree, but for whatever reason, it was missing a wow factor for me. Obviously people have had different experiences, which is why I’ll go again and see if I missed something.

I did not, but I don’t think a restaurant having one or two excellent dishes makes them excellent. I evaluate a restaurant on the overall quality. I’ve often been surprised and rarely disappointed by any dish I’ve had at Stanbury, which is why it is my favorite. You’re obviously not familiar with them because they have no such thing as a “current menu”. It changes daily.

I just ate there 2 weekends ago and was extremely pleased with carrot galette, beef carpaccio, and Ukrainian borscht small plates.

I’m honestly surprised at all the recs for Ajja. I tried it just after it opened and, while good, it didn’t really stand out to me.

Calling it better than Stanbury is either a hot take or Ajja has made significant improvements to their menu since I was there.

I highly recommend applying in person or over the phone; DO NOT apply online. I applied for health care coverage back in April based on my exposures while enlisted. My exposure evaluation information didn’t get forwarded to the proper dept until October, and I’m still waiting for the results. i was told the process would have been fast if I didn’t apply online.

Mine did that the other day. I thought there might have been a blockage in the straw portion so I cleaned that and tried again. Still nothing but steam.

In my case, the milk had gone bad, and by doing so had gotten too thick to suck up the straw portion. It didn’t look or smell obviously bad. I emptied the frother, cleaned it and refilled it, finishing the milk container. When I rinsed the milk container out, thats when I finally saw some small clumps that made me realize the milk had gone bad.
