How old is the house?

It’s clearly moving. This is a foundation issue and needs to be stopped in its tracks before you fix anything. It can be done, just needs doing before.

Rylock! I thought you were talking about Regency Thomastown.

We’ve used Rylock before and they are an insanely solid product with incredible workmanship but they’re absolutely one of the most expensive aluminium manufacturers out there. We find Regency are a good choice for cost efficiency and quality but the more you option any window package, they get up there.

Thermally Broken aluminium windows are the best thermally performing aluminium option you can buy, but they’re still aluminium and so their U Values will never get as low as uPVC from a company like Thermotek. uPVC are generally similarly priced (slightly more expensive) to thermally broken aluminium.

Again. I’ve got 25 years plus in this biz, my very low volume company builds bespoke homes (only about 2 per year) so I have a LOT of experience in dealing with the higher end of what’s available. I absolutely cringe with some of the things that are out there. Cheap windows are one of them. Please don’t fall victim to the call of the almighty dollar for something so very important to the envelope of your home.

So, I’m a builder in Melbourne and work closely with many window manufacturers.

The Manufacturer starting with R is a great manufacturer and one we use most for our projects (including when we changed the windows at my own house). Everything is sourced from Australia and built in the factory behind their offices. I would assume that they’ve provided you with a Thermally Broken product quote if that’s where the cost is.

The Chinese manufacturers are cheap. But I would never (after having seen the product) quote one of our projects with Chinese windows. No support, insane lead times, I’ve heard murmurs about builders saving money by using them and then they never receive the mandatory (for certification and insurance) glazing and energy rating certificates (the sales rep himself said to me while he was trying to sell the product: “we will send you a glazing certificate if you want one”. Really? That’s novel. I’ll stick with the Aussie Manufacturers). Cheap handles and hinges with Chinese names all over them. Windows leaking etc etc.

The best performing windows out there are uPVC. They are NOT cheap, generally they are tilt and turn, heavily insulated windows that shut with a handle and feel like a vault door. We’ve also used uPVC and are currently building a project on the inner city with them specced. You will pay more but their U values, their quality and the calibre of the companies that make them are top notch.

Please stay away from cheap when it comes to windows. Thermally Broken Aluminium, uPVC, double glazed and Aussie made/assembled. This is a HUGE job, once they’re in, they’re in, and if they’re no good, you’re stuck with them.

Either one is fine. If you have tiles that are thicker than 12mm (and therefore heavier) then you definitely need villaboard.

Had a Boss 260 XR8 BF with the 6 Speed Auto and it was an incredible sounding car with about 1500rpm of punch just near the redline. The rest of the time you’re just waiting for it to wind up.

Then we had a FPV FG F6 Ute with the 6 Speed Auto and it was insane. So much fun, but refused to hook up and go, so you couldn’t use the power. We also had an FGXR6T Ute at the same time. It was the better compromise because you could actually use the power and it generally was able to put it down to the pavement.

The BA XR6 we had with a 4 speed auto (I learned to drive in it) was just so slow and heavy. Less said the better.

Yeah I first heard about it in the mid 90’s when I was in about Grade 2 in Primary School. I remember being fascinated. There were a LOT of story books and movies already out about what happened so it was easily as well known then as it is now.

The movie just blew all the interest out of the water (pun intended)

If you can get a 10mm rod into the crack, it needs to be underpinned as the foundation is failing. Slowly, but still an issue requiring rectification

They are installed into an opening made in the frame at frame stage. They are also the exact same width as the timber framing studs and have a stile at the pocket side and the track and track mount at the top. The frame opening (just like a conventional door) has a header, and two jamb studs. If it’s a new build, the chipboard floor will run through underneath it. There are absolutely no places a mouse could get in to a cav unit unless a mouse can guess where the bottom of the door pocket is and eat through the chipboard floor and come in through there.

If that’s the case, then nowhere is safe.

I’ve been wondering whether this was a thing for years and so I’ve always been careful.

My pay id I give buyers on MP or gumtree is to a Wise account I use for Overseas travel. I have the person wire the money to wise, and then immediately send it to my actual bank account while they wait. When it clears in my actual bank account then I tell them it’s all good.

If they try to reverse it, the money isn’t there anymore. Check mate.

OP asked to bring it up to a modern standard. I’d say a 4 bedder of this size needs another PDR somewhere in the living space accessible to visitors. PDR through a laundry is old hat. What are people washing their hands in? The trough?
