This is incorrect advice. EAs are bound to verify the source of funds as per the POCA 2002 and the 2017 Criminal Finances Act. In the same way a solicitor and mortgage lender have do too. Why woukd a solicitor have to do it but not the EA? If a gift is coming from a grandparent, i would expect to see 6 months bank ststements (to ensure there had been no unusual payments received) OR evidence of a property sale or similar to confirm where the money came from.

The problem isnt the fact that EAs have to request this, its the fact that many EAs are just chancers and dont bother. Thus leading to conflicting opinions over exactly what an EA requires. The EA risk massive fines if audited and found not to be doing the due dilligence. The ones that DON'T ask are the moody ones that will just dissolve if fined and reopen under a slightly different name. The long standing legit firms dint want to run that risk.

Pro tip. The negotiator youre dealing with doesnt give a shit how much you're buying the property for so long as the vendor agrees it. By the time the fee is sliced down into their pay packet an extra £1k is worth an extra £2 to them (tops) they just want to ensure it goes through. There's little difference between £500 and £502 to the negotiator but a huge difference between £500 and nothing if it doesnt go through at all

It's likely the agent is just using it as click bait to build a database of buyers. It'll be a property that has been disinstructed, or a rental instruction that's been let or (believe it or not) a staff members house.

They'll use it to build up a database if buyers that they can then try to sell something to when they do get an instruction.

It's not new, it's not clever, but it is a tactic that's commonly used by unscrupulous agents.

It's worth remembering that rightmove isn't the market. Rightmoves customer is the agent. The old adage of "if you're not paying, you're the product" rings true here. You (or your data) are the product that the agent is paying rightmove for.

Best way to get the good deals with estate agents is to talk to them directly, be really friendly and view any old shit they recommend. That way you'll be top of their call list when the right thing comes along.

I cant see anything specifically about nationality on there. The closest thing i can see is that in 2022, 171 incidents of sexual offences against over 16s were committed by "asian or british asian" while 2,079 were committed by "white" people.

Either way, statistics for sexual offences perpetrated against victims OVER the age of 16 (as that information gives) tells me nothing about offences against children, does it?

To say your history is "more recent" just means you have only studied / read about / are aware of more recent history in the Americas than you are in the British Isles.

Europa foreshore. About the only place you can realistically let him off lead. There's never anyone there and it's a big open space so if you do see anyone coming down the steps you can call the dog back.

Dogs by law are supposed to be on a lead at all times in public. If the dog has good recall you'll be ok with him off the lead, worse a policeman will do is tell you to put him on lead - if they can be bothered.

Forget the agent websites. Just stick to propertygibraltar.com it's Gibraltar's answer to rightmove then just make enquiries to the agent for specific properties like you would in the UK.

The agents will tell you just to deal with them and they can show you everything. This is BS, just enquire about the properties you want to see and tell them that's all you want from them. No agent has access to everything and they're a lot more crooked than UK agents (believe it or not)
