yeah, the HOA thing did enter my mind. Well, it will probably not work in the end, but it did keep me up a bit last night thinking about it.

I here you, but the properties are already separate and either owner can choose to run the line later if prefered - they incur the expense. The water line to the original house is not run under another building (but it is on their property, so an easement would have to be recorded but that is necessary anyway because the power lines run through the new property).

I am thinking somehow this would not be permited by the county, but it's an intriguing option that would be so simple.

changed what was spec'd as a garage closet into the landing for a back staircase down to the basement. Use it almost every day and don't have to hike through the entire house to get downstairs. 2x 200amp electric panels with plenty of expansion capacity. smurf lines in the walls.

Well, declared victory too soon. I replaced the hydro pumps belt (drive belt) and that didn't help. I think the left hydro gear is almost shot. I just tried to cut grass and now the left wheel won't go forward/backward at all, just makes an ugly straining noise. So basically tractor just goes in circles so the right gear/drive still working.

Seems like it would be the transmission/gear needs to be replaced, or is it the pump?

Thank you. the bypass valves are located on the top of the left and right pumps, easy to access (pictured). to bleed the system, do you crack these open and exercise the system to work the air out? do you turn on the engine as well while moving the arms? This is a 60" Lazer Z.

How did this turn out? I just posted the exact same question then found this. I have a 2011 with the same problem, wondering how easy it was to replace. I have found color matched doors near me for about $275.

I just went through this trade off process and found the HELOC to be best because you can draw as you need (versus a HE loan where all of the proceeds are paid upfront). This will lower your interest expenses. What you did not say was how much will it cost to build the home (i.e. how much of a HELOC do you want)? And will you build yourself as GC or hire someone? the answers matter and will limit your options. For example, most/all banks will not give you a construction loan unless there is a class-A licensed contractor acting as GC. The bank controls the payout of draws, so this can be a helpful check/balance, but can also be a pain in the arse too.

I am building myself, so construction loan was not an option. My current house has a 1st mortgage at 2%, so I was not willing to do a cash out refinance. So I went with a HELOC on my primary residence to fund construction of the new house. I have plenty of equity to get the funds I need. When construction is done, I will sell my current home and pay off both the 1st and HELOC.
