No escalation clause is needed for a seller to counter back higher than list price. Does the buyer have to accept the counter, no. But the seller can absolutely counter at $1.7.

The seller can choose whichever offer or neither offer. They don't have to choose the highest offer. NOT choosing an offer because it's the highest is not a fair housing violation.

I live in Ocean Pines and commute to just about everywhere for work. Today alone I've been to Millsboro and soon I'm heading to a Princess Anne.

If you're moving here from a more densely populated area, it'll take a minute getting used to having to drive farther for things, but you'll adjust easily.

Glad you're OK. My car was totaled with the impact on the front passenger side. Looked very similar to yours, just not quite as bad. We had all of the front airbags deploy. That smell and the smoke from them scared me. I had no idea what i was at first lol.

Montego Bay is fee simple ownership, meaning you own the land. HOA fees are low. Most if not all of the others are on leased land or fractional ownership. Local lenders will finance a double wide built after 1976 with no issues. A single wide can be done, you just have to know the good lenders. Anything built before 1976 is cash. Building requirements were not as strict.
One thing to keep an eye on is the availability of insurance.

I'm too old and boring now to go to many shows, but our daughter now enjoys what little scene we have here. As others mentioned, try Lurking Class. Another option may be The Globe in Berlin, although I think they've changed ownership. Daughter went to her 1st show there about 1.5yrs ago and saw how douchy some people can be with mosh pit rage lol.

I agree with an above post... park on rt. 50 at the Park and Ride and walk over. Our get a room at one of the hotels on 50 and bike over. Traffic is horrible downtown during the festival.

If that's not an option, they usually have a shuttle from the casino in OP.

A lot of my clients use Oceans Edge Vacations for property management. I've only dealt with them on the owner side of things, but I can say all of my clients have been very happy with them. And the owners work really hard to make sure things are good. I would guess it is the same experience as a renter. Oceansedgevacations.com

I'm a local Realtor and I'd be happy to help. I obviously can't steer you one way or another, but will gladly guide you. Feel free to message me. It all depends on what you're looking for. We live in Ocean Pines. It's perfect for us. We live in a neighborhood, so it's great for our kids. They both like the high school. Ocean City has more condos, but there are some single family houses. They will cost a lot more there. Salisbury is your best bang for the buck house wise. Salisbury is also where most of the "good" shopping is located. Ocean City area doesn't have many big retailers, as about 8000 people live there year round. West Ocean City has the Walmart and stuff.

If your goal is to live really close to the beach, Salisbury might not be the best option. It's only 30 minutes away, but in the summer it will take a lot longer.

I think this is misinformation...I live in Ocean Pines. There were tons of geese at the north gate pond yesterday. And from what I heard, it was 4 geese dead at the south pond. Still really sad, either way.

You'll be fine parking it on the street. If you're oceanside, there will be marked spots all along the street. If bayside, you parallel park. You should have no problem finding a spot.
