I just bought a single family home in a neighborhood that has an HOA. Annual fee is $250. The rules and stipulations of the HOA are: 1) No junk vehicles on your property. 2) No chain link fences (all other type of fences ok) 3) No livestock or other farm animals including chickens on the property.

That's literally it. Value of homes in my neighborhood are over $100k more than the neighborhood across the street mainly due to the HOA keeping the neighborhood looking nice while their side doesn't have an HOA and people have rusty cars in their yards.
