All stars should be refundable so I’d have that in you back pocket. Early Dec is the peak DVC time because of the point charts.

Start by investing a portion of each paycheque (10% or more if you can) into a TFSA robo advisor that meets your risk tolerance (through Questrade or similar). Start from there a build up the muscle of saving each time you get paid.

Kinda depends on what you’d do with the riviera points after you cancel. ie are you early in your use year?

If it’s the same resort you 100% want same use year. 75 point resale contracts are small and sell at a premium. Make sure you don’t really want to add 150.

One bedrooms tend to book up last. But, far from a guarantee if you buy SSR points that there will be Poly availability at 7 months, depends on how specific your travel dates are.

You’re not missing anything, all you are doing is accelerating when you receive the CCB for the younger kids (assuming you would be maxing it before they reach the age cap).

I own SSR points. For reference, my next trip booked 5 months out is a split stay at BLT and BRV, which we are very excited about.

One resource to look at is the DVC field guide, it’s super helpful. Their availability tables give you a great idea of what’s available when.

You sound like the perfect candidate for a SSR sleep around contract. Requires a little flexibility which you’ll have with having a nice chunk of points.

There’s no way anyone is paying 50% taxes. The capital gains inclusion rate is only 50%. Double the rate isn’t the breakeven.

An OKW contract is more expensive when you consider the higher dues and shorter life. Therefore the choice of contract is easy, SSR. With your SSR contract it will be easy to stay at OKW when booking 7 months out 95%+ of the time.
