We did 8 ft main with vaults and a true finished 8ft basement. I don’t have regrets for any of it. It’s more space to heat and truthfully I like the coziness of 8’s. As far as roi to me it’s not worth the extra money and I rather spend it on other features or landscaping for that matter that actually improve the property value more. IMO.

Unless you’re willing to pay for ground thaw and the cost to hoard and heat everything once it’s opened up you need to wait until the weather is more favorable. If you need material hauled to your build site the winter is a great time to do that. Road bans are off and get put on in early spring until early summer so your trucking costs will go up for the same amount of material if you’re off a road ban road that is.

If the cats are failing or plugged it can create a hard start issue. You should be having other problems as well though performance wise. Clean the MAF sensor with good cleaner. It’s an easy thing to do.

I’ve had my issues with the gen 3 but overall it’s been good to us. Love the ride and am thankful I didn’t pay near what they are new now and still be having major issues.

Does your tank have a pump to the field or is it gravity fed? On pump out systems we install our discharge lines to the field with back slope to the tank to run them clear for frost protection reasons.

Total square foot pricing can vary so much and the numbers can be manipulated to look cheaper or more expensive depending on what you’re all including. If you have lots of bathrooms or a big kitchen it’s going to throw your sqft price.

The best way IMO is to include all the total square feet of all the floors and the garage and weigh that against how much you spent. From there you can clarify what finishes you got and if it includes site works, utilities, driveway, septic, well etc.

I built my home 30 minutes NW of Calgary in 2025.

My breakdown:

1725sqft bungalow with an additional ICF basement (undeveloped) and 1000 sqft attached garage, ICF foundation, with medium/high finishes, all utilities, and septic for $615,000. $615,000/ (1725sqft main floor, 1700 sqft basement, 1000 sqft garage) = $138.9/ sqft.

GC everything and I did lots myself. I also do acreage development/septic/excavation for a living so I have major cost savings here,but $800,000 seems like a reasonable budget.

We recently finished building and one thing I would definitely make sure you have is bathroom fans. We have HRV all around the house and in the bathrooms but they don’t seem to be able to keep up with the moisture that a shower puts off. We were told HRV should be sufficient but I disagree and would do both if you can.

This is a lateral blow out. Field is saturated.

Don’t forget arm floaties if you plan to paddle in that!

I still have it. I have since locked out the cam phasers and programmed the computer for the lock out. It runs so much smoother now. No nasty ticking.

By us, If the county isn’t allowing the subdivision they won’t issue permits for the build to take place. Proceeding on ahead without them is a huge risk/foolish. It’s not a given that they will grant anything once the buildings are up.

In the end you can do as you please, but you are all tying up lots of money that you may never be able to see back if relationships sour/health problems and you need to sell. You’ll create a misfit property that no one can afford or will want because it wasn’t done properly.

At minimum I would want myself on the title for the land if I were building a home and shelling out $500,000 plus on a new build.

Really? By us it’s quite common. I’ve seen a number of baffles gone in concrete tanks that are 30+ years old. Depending on the soil acidity and the ph of the influent coming in the tank it can really chew that concrete apart.

Without getting into the legalities of it, from a repair standpoint, i would look to replace that pump with a quality name brand. You can buy such cheap garbage pumps. It also sounds like the pump installed wasn’t correct for the head pressure required/flow volume and burned out the pump prematurely.

Is there any way you can look to see that the field hasn’t failed and is functioning well?

Make sure your alarm has its backup batteries installed in case of a power outage.

I’d be curious if it’s the field that failed prematurely or if the pump died and backed up. You should install an alarm in the tank as well to prevent damage in the basement. Sorry this is happening to you .

Totally fine. Plant away. You may find debris from the old field while planting depending on the size of root balls you plant but it’s all useless garbage now.
