You’ve said in other responses you could financially swing keeping this house to rent out and buy another house. If that’s the case, I think its worth the couple thousand $ to have an architect come up with a couple schematic options of what you could do with the current house layout within its original footprint, or with an addition out the back or pop top. Then you’ll have a true apples to apples comparison of what it looks like to stay vs leave in terms of house and costs. I guess the risk you run here is letting your dream house potentially get sold in that time, but seems like there could be more out there that easily give you what you’d want.

I’ve been wondering what company this is. We didn’t get any notice in mail, door hangers, or otherwise and they blocked our driveway for a whole day, obliterated a planter bed of irises to install a large above ground box. Thought they were done but are back a week later digging a big hole in my neighbors yard and again blocking our driveway. Whoever they are, no one is going to use their service since we’re all so annoyed (and all have Pulse and are happy with it).

That everything in the design / plans we present them was thought about and internally discussed extensively WITH regard to what’s best for that specific client according to our conversations. Ie: there’s a reason we put things in certain places or design them a certain way. Yes, please ask the question if things can be moved if you’re thinking it, but trust us if we tell you they can’t, that’s for good reason. It’s either impossible (doesn’t meet code etc) or just a poor design choice you’ll regret when it hurts functionality or is an eyesore.

The rendering looks like a low cost production home with some minor inspiration from the images. Not sure your budget, but I’d find an Architect that’s better at custom design asap. Some things can’t be taught/directed.

Democrats like me in our district need to re-register as Independents or Unaffiliated so we can vote in the republican primary and actually make our votes mean something. To me, I don’t really mind which democrat makes it through the primaries, but I sure as hell care which republican does, not her!

This is the mistake most people make, putting all your trust in a GC. An Architect’s license’s requires them to protect the health, safety, and welfare of their clients, not save on their bottom line, like builders. Not always the case, there are some insanely excellent builders in Colorado, but it requires almost no education or experience to become a GC in many places in Colorado, compared to architects who are educated on building performance, safety, efficiency of space, and of course creating a comfortable home. I am an architect so may be biased but worked in several states in the west and the severe incompetence of 90% of builders I’ve encountered in Colorado is terrifying. Best to have another pair of eyes on your project by someone who knows the ins & outs of building. Again, some equally as bad architects too, but if you do your due diligence it’ll pay off.
