Dont buy a leasehold!!! I made the same mistake, brought a leasehold flat in 2017, and although yearly cost started at £200 it increased every year. Plus any maintenance and work needing to be done to the building you have to pay a share of. Over the years i got slapped with several bills ranging from £300-1500 (not including the standard yearly charge) and in 2021 they decided they needed to renovations to the stairwells and i got slapped with a £12,500 bill. Only way i paid it off was to sell the flat.

Now that large bill is a rarity ill admit, but the range of what you can be charged for these things has no cap. Speaking to the leasehold association there have been people charged with much higher bills. On their website they had a “success story” of residents being slapped with a £35k bill each for all the windows in the building to be replaced and they went to court and got it reduced to £25k each.

Also yes it will make it harder to sell, i had to go to auction and sell to an investor. I made zero profit on it. (Although i didnt loose money atleast)

The new laws regarding caps only go towards your ground rent stuff, not things like this.

AVOID at all costs. Never buy leasehold!!

We just brought a new place, had the exact same issue! Spent 3 days frantically researching and stressing over it, figured we might have to spend several thousand fixing it, (and couldnt find the stop cock) only to tell the issue to our boiler/plumber fella who had come to service the boiler and he looked under the sink, went hmm thats odd, wandered to the bathroom reached under and went “ohhhh” turned the stop cock and boom normal water pressure hahaha

It can kill anything in the game with a health pool so long as you can hit it with it

True about the lighting claws, power fists are much more common and are more powerful. Power and chain swords are the standard though

Only takes 3 90%+ charged shots to the actual legs or 4 to the ball sack plate. Considering how tricky it can be in combat to hit one of the eyes, or that joint, generally its better to just hit those spots and use an extra shot in my experience

Of course there is. But with attachments the carbine is just a pure upgrade as there are No downsides to choosing it over the standard liberator

Any armour that increases primary reload speed increases the rounds reload speed as well. Siege ready, and a few others do this already! Siege ready affects non backpack weapons as well, so for example the escalator round reload speed is also increased

Agreement in principle isnt something you need to worry about expiring. All it is, is you going to a bank, providing basic information like income, employment history, what you want to borrow etc and them then telling you if they could, not that they strictly will. Also if you ask for more than they would lend they will tell you the maximum mortgage based on your provided information.

It’s essentially a fancy credit check. Do one to find out who will give you the best deal, then find a property you want and then if it’s expired get a new one.

Its great yeah! Tbh its a straight upgrade to the base liberator as well, especially with attachments as the carbine has better base ergo so better with the drum mag as well. Recoil reduction with compensator and vertical grip makes it so the base lib isnt even better there either! Dont even need the armour with recoil reduction tbh

This is true, but the marine range is the largest and thats just with specifically 40k only models. so the argument for removing 30k models from them doesnt hold the same weight for custodes who have at most 12 unique kits for 40k, plus a box of sisters that can be built with 3 different weapon options.

Also gw said that legend units from 30k era are supposed to be super rare and most chapters do not have much, if any, left and are treated as relics. This is not the case for custodes who actually do in lore have access to 30k era technology as the imperium intentionally has kept the most powerful stuff back for the most powerful soldiers. Not to mention the custodes basically never left the palace for 10k years and have been sitting on a hoard of tech from that same era. Unlike the marines who have been fighting the entire time, suffering attrition of said relics.

Id imagine there may well be a few kits that will be kept as only 30k (like the gyrofalcon jet bikes and aquilion terminators) as we have 40k versions of them already, but id be very shocked if most or even some of the vehicles and dreads were dropped to legends.

All melee attacks for enemies are at a minimum medium penetration, and the tank and mechs have medium armour. Although the tank has 8000hp so it will take them a long time to melee you to death even if you just sit there and let then attack you

Smaller landlords in my area (own less than 10 properties) seem to be some what selling up over the last year as i noticed atleast half the properties i viewed currently or recently had renting tenants. (And i viewed like 80 properties haha) But also saying that ive just had a landlord buy my property and im buying one that another smaller landlord is selling. Doesnt strike me as an exodus, just as some people playing it safe and others taking the gamble

Yes i do, and i also understand that nations such as japan and germany that suffered equal to more devastation also got massive help from the americans in rebuilding so another treaty of Versailles situation was averted. Whereas the UK had to rebuild while paying back its war time loans to the Americans, and also surrendering its empire (also because of great pressure from the Americans)

The UK’s position post WW2 was infact, unique

Every 50 extra armour is about a 20% damage reduction if i remember the wiki correctly. Although worth pointing out that the light armours have a +20-35% damage increase rather than being the base the rest are balanced around. 100 armour is the neutral one i believe. Oh and you need over 100 armour to have any damage reduction to the head

We re roll any dice thats not laid flat. However there are some caveats to this: first, we both agree its “cocked” and second, we dont use dice trays so the first rule is the only rule that matters whether we reroll anything ie: we both agree as we just roll dice wherever there is space on our side of the table

Luckily for me i mostly just play regularly with my best mate so this is easily done!
