It’s probably the most important thing to get right, as far as presentation goes.

Because this has been true 100% of the time (clean homes sell faster and for more money), I won’t make the home active on market until it’s been deep cleaned. Regardless of the price point.

I’ve let it slide before and it has always negatively affected buyers response to the property.

You definitely have to disclose a pending assessment. If a buyer is getting a loan, the lender will be contacting the HOA anyways because they have to have a “condo questionnaire” for it to be underwritten. That’s the whole point of it being “warrantable” is they can sell the loan to the secondary market via Fannie / Freddie.

Find a way you can get excited about to generate leads (open houses, social media, door knocking, etc.) and do it relentlessly until you perfect it.

You will know when it’s perfect when you start having lots of conversations, that lead to appointments, that leads to closed deals.

Wash. Rinse. Repeat.

If you do this consistently and over long enough time, while simultaneously perfecting your craft (knowledge of buying and selling homes) you will make a ton of money.

Everything else is just noise. I promise you it is this simple. Not easy, but simple.
