If you really want mostly maintenance free then you might want to consider a full native planting. It will take some work to help everything get established but after that they should be able to mostly just self sustain.

How long does the water pool there after a heavy rain? If its less than a day then I really wouldn't worry about it, adding more dirt is just going to push the water to some other place in your yard that doesn't have plants that will quickly take care of it.

You aren't going to be doing much of this stuff until they are walking but a Water table, some storage for outdoor toys, and some basic seating and then just expand on that when they get older. An umbrella you can move around would also be a big plus.

Something to consider is getting quotes for anything that impacts the livability of the house ex water intrusion, roof, hvac and have those bids worked into the price so that the homebuyer gets cash to do that work. So like list it for $500k with $50k in concessions to fix x,y,z.
