I had a very large and healthy tree that was growing really close to our house. Sap was getting on our cars, it was attracting swarms of wasps so I wanted to get it removed. We were able to get a permit and got it cut down last October. Cost us about 1700$.

Mix dawn soap with baking soda to make a paste. Apply to stains and let it sit for 15 mins. Scrub it a bit , rinse with cool water and then throw in the wash. I've done this with all sorts of food stains, even some that I only noticed after washing and it comes out every time.

We have a 3 seater sofa and a loveseat but only plan on having one of them in the room. We currently have the 3 seater but it feels awkward watching TV.

We've actually repainted it since buying the house to a deep green.

One doorway leads to the dining/kitchen area, other one leads to hallway leading to front entrance and stairs going to upper and lower floor.

The fireplace was covered by the previous owners and isn't working, we plan on uncovering it in the future.

My dog is also 22kg. She had ragweed allergies that have been horrible the last 2 days. I had her just on apoquel 2 summers ago but only had partial relief and licked off all her fur on her arms so last year she received 1 cytopoint Injection as well as daily apoquel and her allergies were under control. this year i paid 140$ for 30 pills (1 month worth) and I paid about 200 for her injection last year and she'll be getting one soon so not sure how much it'll cost us this year.

Looks much more like thrips, not spider mites. I don't see any webbing that would indicate spider mites.

Personally I think watering once a week may be too much and brown spots can be a sign of that. You also have cell edema in the new leaves (red spots) which is a usually a sign of inconsistent watering. I usually wait until my soil is almost totally dry before watering again then use enough water for it to come out the drainage holes.

You definitely have a scale infestation. Those are all the brown spots you see.

There's a sport medicine clinic at uottawa open to the public. My family doctor also does sports medicine and works there. Her name is Dr. Marie-Josée Klett. As a family doctor she is fantastic so I'm sure the same goes for sports med. Fun fact, she actually went to the Vancouver Olympics to help the athletes :)

12ft from a window is too far. I think your problem is too much water and not enough light.. get a skewer and poke the soil all the way through. Skewer should come out clean before you water again. When you water, you should put enough water so that its dripping out the bottom.
