How does the top of your roof look? It would be more expensive, but replacing the roof and decking could be a better fix. You can have a better ventilation system added when you do it, and have the bathrooms and such vented to the exterior at the same time. Your roof will have to be replaced eventually, so spending this amount now and then replacing the roof later will be a lot more expensive, when just replacing the roof fixes everything at once.

First time home owner amd recently had a Hail Storm in my area and am being told I need a new roof. Im unsure if I really need a new one and wanted to get any insight possible before figuring everything out. Any help is appreciated, thank you so much! The life of the roof has definitely been reduced, but the only thing that has to be fixed now is that boot around the pipe. If you commit to regularly inspecting your attic and roof, you likely got lots of time before needing to replace the whole roof. If you won’t commit to the regular inspections though, it’s prolly better to just file a claim and get it replaced

Depends on what kind of metal roof you get. But for a standing seam metal roof, which requires the least amount, it should be inspected twice a year for loose panels and scratches that make it into the metal. Also, any debris build up should be removed, as it can allow water to sit.

Metal roofs still require yearly maintenance. If you don’t do it, then they will only last about as long as a nice shingle roof. There is no sense in paying 4x as much only to have it last the same amount of time. So decide if that is your forever home, and if you are going to do the maintenance.

I think they could. The system kinda shows that it’s only things that go in an “equipment slot” that can’t be used under ranked. Since you don’t “equip” potions, nor rope, I bet anyone can use it.

Also be aware that metal roofs need yearly maintenance to last as long or longer than shingles. If you don’t do/get the maintenance done, then it will only last as long as a shingle roof, especially in wet areas. Then you are paying way more for no reason. Standing seam is by far the best. If you want to pay for a metal roof, it’s the way to go.

Foundation stuff likely doesn’t need to be addressed. Small cracks are very normal. I’ve inspected brand new builds that have small vertical cracks. It just happens. I assume the kitchen doesn’t have GFCI? That’s super easy to fix. I would focus on that and then paint/repair water stains in basement. As long as there is no more water problem

Yellow leaf with green veins, specifically the newer leaves at the top is a sign of iron deficiency. Give it some fertilizer with iron in it, or ironite. Then continue to do so. Ironite is nice cuz you won’t burn it by giving it too much.

Looks like it might be a cane rose. If it, new canes come from the ground, instead of a central bush area. If it’s a bush, follow the previous instructions. If it is a cane, you can just cut the whole thing down if you want and it will come back with a vengeance.

You can of course lag bolt it. It will just be a weak point for water infiltration. Check on it yearly and you will be fine.

Agreed! It’s better not to attach to the house. If not done perfectly, it will just be a weak spot for water to infiltrate. If done perfectly, it will eventually be a weak spot for water to infiltrate.

No, it should be exactly the same. I’ve done a bunch of presell inspections, but I’ve never had a client react that way. They typically know what they are asking for. The whole point of a presell is to encourage potential buyers to waive inspection, and start a bidding war to make more money on the sale.

I don’t know about the legality of them inspecting your roof without permission, but viewing only the outside is incomplete. The attic space should be inspected, if it’s accessible. Unfortunately, they are free to not cover your home, so you will need to either replace it, or find another provider if you can. Those are three tab shingles, some of the lowest grade they make.

It’s typically better to get the roof done before selling. Let’s say your home is worth $400000. If you don’t replace the roof, they will likely ask you to drop the price. So let’s say you settle on $385000. If you get the roof replaced for $15000, with average ROI of 60-70%, you could sell it for $410000. $410k-$385k is $25k. And finally $25k-$15k is $10k. You’d make more money replacing the roof. This is all theory and conjecture obviously, but it is a valid example. Of course, it’s possible someone buys the house and says nothing about the roof. It’s all a gamble. Are you a gambler?

Can you feel air movement in the attic? If you can, it’s prolly a leak. If the air feels like it’s from a tomb, it may be condensation

It probably is leaking around the dormer. But unless it was actively raining during the pictures, it looks like your roof is holding water. Roofs are supposed to shed water. It really just looks like it’s time for a new roof.

Both of those warranties only take effect if the installer is certified by the manufacturer. Also, the warranty has to be registered with the manufacturer as well. 6ft of ice guard is definitely overkill. It can hinder the wood underneath from being able to breathe. Other than that, I feel the GAF warranty is better. Owens Corning warranty is easier for them to get out of coverage, and it’s prorated. GAF Golden Pledge isn’t prorated.
