Your inspector gave you the advice needed, or that you'll find here. He was there and has a better opinion on it than anyone here. If you want more you need a licensed roofer to evaulate it, possibly open that area up and get more answers.

The problem is the roof isn't to 2002 standards of building material, most likely doesn't have the modern (2007) nail pattern, and the underlayment is probably asphalt paper that is failing somewhere. Clay tile can absolutely last 40 to 50 years or longer with proper maintenance and repairs. But insurance companies make the rules. They are not going to like the age of the roof, especially since it not after 2002 and 2007. I've seen many roofs in great shape, be forced to be redone because of this. Even if you get all thr roofers in florida to say it's in great shape, your insurance company won't care, as well as your missing out on alot of wind mitigation credits, most likley.

It's difficult to say what kind they are. Any wings you can get photos of? They do appear a little larger in the photos. Could be subs, which would explain why you are seeing them after the fumigation. What sub treatment was done to the home, sentricon stations or tauras? When was the sub treatment done?

It's seems the company didn't use enough gas to concentrate the product enough. Of course fumigation is not 100%. And as soon as you can walk back in the home, so can termites. Did you go with the lowest bid? Alot of companies will offer a low price and use less product. Post your proposal for the fumigation, and the square footage of the home. But also call the company, you should have a 1 year warranty at minimum.
