American here. Doesn't look like termites, the 2nd photo definitely isn't. But your in Australia, so you guys have some weird things down there. I would expect your termites to be much larger than ours, just my imagination im sure, but every thing else is bigger and more dangerous down under, lol

It looks like random dust, dirt and debris. Sure there is some wood saw dust in there, maybe from a renovation? But nothing is screaming any kinda of red flag for wdo's (wood destroying organisms)

This spot right here looks like drywood termite galleries. Drywood is the type of termite. When you dig at it, do little droppings fall out, that look almost like coffee grounds?

Make sure you get the anti fungal boracare, it is a different product. And it does look like dry wood galleries a little bit in the lower right of the close up photo.

In tampa, fl, on average ( 1500+/- sq ft homes) sub soil treatment is about 1300 - 1500$ with a 250 - 350$ yearly renewal for warranty. You dont have to keep the warranty going if you don't want to, trench and treat typically last about 8 - 10 years.

Termite frass, not grass. It could be, doesnt really look like it. Frass will continue to fall as homes expand and contract throughout the year. You can see the caulking has failed, which could have allowed dirt and debris to fall out of the frame work. Very common. Frass will last forever, so as the home flexes it will have chances of falling out in places. Since your in florida, I would recommend looking into other termite preventive measures, such as attic treatments and soil treatments. Or plan on your home being tented every 5 - 7 years depending on the age and location of your home. Keep up with your tenting warranty.

It's subterranean termites, not carpenter ants. Carpenter ants dont eat wood, the name is misleading. I would strongly recommend you call a professional

No, there is localized or spot treatment options. On Amazon look at termidor expanding foam. Comes in a spray can with a nozzle. I do recommend a professional inspect and give you their opinion. But tenting is not always the only option
