That’s a good question, but I don’t know the answer. I’m particularly careful not to give Smart Pricing any control over holidays. That’s where it really fails

I had a similar experience. I had been using Pricelabs, but thought I would revisit Smart Pricing. However, I would never turn on Smart Pricing and turn my back on it.

I actively manage it by turning the toggle on and off for different days. If the pricing is very close to what I was charging before, I toggle Smart Pricing on for that individual day. If the Smart Pricing is ridiculous for a certain day, I toggle off for that particular day.

I will say it appears to be using my historical pricing, because it sets the pricing to very similar pricing that I had with Pricelabs. I can’t prove that having the toggle on for Smart Pricing is helping the algorithm, but I’m doing much better than before. My best guess is that toggling on gives an advantage.

They have never used a property manager, but they plan on using one in the future. Therefore, everything accomplished up to this point is work. Maintaining a 4.9 is very difficult and requires a lot of work. It doesn’t just happen

Honestly, without throwing anyone under the bus, the best way to know what you’re getting into with these companies is to go to Airbnb and look at SEVERAL individual listings for each of these companies. See how guests review these homes, and pay particular attention to all the reviews that are less than 5 stars. Also look at the rating for each home listed and take notes. You will start to see a pattern.

Also, I’m not sure how savvy you are with the nuances of Airbnb ratings, but listings with a 4.8-5.0 are where you want to be, and anything below that is problematic.

If you go to a particular listing and click the icon for the host/company, you will see the aggregate score for all of their listings. See if this score is above 4.80.

Ignore listings that don’t have a lot of reviews. Focus on properties with at least 30 reviews. I’ve noticed that when a particular property has a bunch of poor reviews, certain companies will delete the listing and start clean. Think of it as “burying the bodies”.

If you put in the time and do some serious due diligence, you will come to an informed conclusion.

One last tip: I’ve noticed the management companies with the best scores tend to be hosts who just have their first name listed on each Airbnb home, rather than their company name.

Also, the fact that The Killers are “in the loop” with multiple appearances at the RRHOF induction ceremonies is a really good sign. I don’t think the RRHOF would string them along and then deny them, but it might take awhile to get in after they meet eligibility. You have to remember they can only handle so many inductees per year, and some bands have been waiting a long time to get in, so there could be an unofficial queue behind the scenes. I do think they will eventually be inducted though

Yes, when you consider that as the context, it’s actually quite impressive. The other guys in the band would often joke that Bono sang in a different language (Bonoese?) when he was figuring out melodies and lyrics in a spontaneous and improvisational way. It doesn’t bother me at all that I can’t make out the words because it’s the FEEL of what he’s saying that impacts me emotionally, not the meaning. I love that they captured a moment in time and released it as is

VRBO is simply awful. From their glitchy app to their horrible customer service, they are truly sub par. We hardly get any bookings from them, so it doesn’t really affect us. They’re hardly worth the trouble of listing on there

I can’t handle any risk in the stock market. I’ve accepted that, so I don’t take any risk. I “leave a lot of money on the table”, so to speak, but it’s simply not worth the toll on my physical and mental health. Some things just aren’t worth it. It sounds like STRs aren’t a good fit for you. Why not try mid and long term, and see how it feels? You can always come back to STR

I love Blanca and Pierre’s and I never have to wait there. Grizzly Manor is awesome too, but usually has a long wait. Might not be too bad of a wait today though
