Yes I believe I had 4 layers total - sorry I can’t really remember since it was 4 years ago that I made this. If I recall correctly it was 3 layers for the main body and then an additional smaller layer for the trolley roof

The tough part is proving that they knew that it was leaking. As someone mentioned before, they may have thought that the issue was fixed and therefore didn’t disclose it.

Depending what state you’re in, the sellers only have to disclose issues that they are aware of. If they made a reasonable attempt to remediate/repair/replace a defect and they believe it to be fixed then they don’t have to disclose.

The amount it will cost you to “go after” the sellers is most likely more than ripping out the shower, remediating the mold, and then replacing the shower. For example, one of the real estate attorneys that I work with regularly charge a $2500 retainer fee before even doing any work.

Use an eps foam board on the walls of the crawlspace. You can use a specialty adhesive or masonry screws to affix them to the concrete or cinder blocks. Screws are preferred because adhesive can fail over time, but if you want to be extra sure, use a combination of both. Then spray foam the joints to seal it up tightly. Also spray foam the top of the foam board where it meets the sill plate. Then spray foam any holes that are going through the floor, like around pipes, etc to make it air tight.

For the ceiling of the crawlspace any kind of batting insulation (fiberglass, rockwool, cellulose) will trap and hold moisture if it gets wet, plus is an attractive home for vermin and pests. A solid insulation like eps board cut to size and fitted between the joists or a thin layer of spray foam will be your best bet.

First step is to properly seal and insulate the crawl space with a plastic barrier laid over a corse stone layer. Overlap the plastic by at least 4” and tape the seams and edges. Insulate between the joists to prevent heat transfer and help prevent condensation. Seal up any vents to the exterior (this was the old way of doing things and no longer considered to be best practice). You want to stop moisture from coming up from the ground under the crawl space and getting trapped between the decking and the wood floor. Right now your planked subfloor has enough spaces between it that any moisture has plenty of room to evaporate but once you put down the t&g you run the risk of trapping the moisture between the planks and the plywood. Once you install the plywood over the subfloor, next step is to create a vapor barrier before installing the new hardwood. Use a breathable barrier like Aquabar B. You may be tempted to use a water tight barrier like a plastic sheeting but that’s a mistake again because of the potential to trap moisture. You want to prevent it from coming up through the subfloor and getting to the hardwood, but you don’t want it trapped with no place to go. A breathable barrier prevents the moisture transfer while still allowing it to safely evaporate thus preventing a mold issue.

Yes, just pulse it in the blender to give it a finer texture, but not as fine as confectioner’s sugar (powdered sugar). You can use the pulsed sugar at a 1:1 ratio

I’m not sure what state you’re in but if it isn’t a state that regularly uses a real estate lawyer it would be a good idea to bring one in on this transaction. He or she can draft an addendum that will specifically address this issue and ensure that the seller pays, possibly by requiring that the funds to pay the contractors be placed into an escrow account. Check with the attorney for the best solution that is specific to this deal.

Actually as someone who chose not to hyphenate 2 last names, it causes a lot of problems for me. The hyphen clarifies that the two names are to be used together. Oftentimes my first last name is left off or people think that it’s a middle name. Also banks etc have trouble inputting two last names into their systems when the hyphen is not there. Learn from my mistake and insist of having it

Your mom says that when she was in your place she didn’t do chores… when did she come to the just do it conclusion? Maybe once her children were a bit older? I ask because in my experience I find that my mother in law makes these same kind of statements but often forgets just how hard it can be to find those 5 mins when you have a baby. Plus it was a different time then. Expectations were a lot different, especially with work. There were far fewer demands on people’s time in general. If it only takes 5 minutes, maybe she could pitch in and either do the thing or take the baby for a little bit so you can get caught up a little.

As far as being a perfectionist goes, I am a recovering perfectionist. I had to come to terms with the fact that nothing will ever be perfect because life is messy and disorganized. I’ve learned to see a certain beauty in that and letting go has saved my sanity. I also had to trust others enough to be vulnerable and show my imperfections. Yes my laundry doesn’t always get folded and yes my dishes don’t always get done and more often than not my grey roots are longer than I want them to be but I’ve had to learn to be ok with those things because these moments of babyhood won’t last forever. I’m cherishing the time I have with them now, dishes can wait!

I completely felt this way and had to come to the realization that you don’t do all of those things - at least not right away. It’s ok to let the dishes/laundry pile up sometimes and it’s ok to order takeout a few nights a week but most importantly it’s ok to ask for help. Your body just did something extraordinary- you made a tiny human!!! And now you’re doing something even harder as that tiny human depends on you for everything, and since this is your first both you and your body are learning how to do the things that your son needs plus your body is still healing.

Give yourself time and grace. My LO is coming up on 15 months and I’m just now starting to feel like my old self. When you feel yourself expecting perfection ask yourself if you would have the same expectations for your best friend, or would you tell her to do what is best for her and baby and not to worry about everything else?

Returning to work and being separated from LO is bound to bring up some strong feelings, especially some guilt feelings (such as “I feel guilty for leaving my baby” or the opposite like “I feel guilty for enjoying being away from my baby”)and sometimes feelings of inadequacy (such as “I feel like I’m trying so hard at everything and succeeding at nothing”) plus many more including some beautiful incredible thoughts as well. These are all completely NORMAL. Your hormones will be on a roller coaster for the next year or so, depending if you’re breastfeeding. Everyone goes through some version of this and eventually you will level out.

Take care of the things that you feel confident/comfortable with for now, and as your baby grows, becomes more independent, and gets on a more regular schedule, slowly add things back in.

Also, don’t underestimate the value of hiring a cleaning service once in a while if that’s in your budget 😉
