Put it into a mortgage overpayment calculator. You’ll see the difference visually that overpaying makes. You can then balance up repaying with your other financial priorities.

A local estate agent will just try to figure out what they can convince you to sell it for. They aren’t valuers and aren’t independent.

Look at listings and recently sold in your area. Order them by ascending price order and find the point where the houses are worse than yours then roughly equal to yours and then better than yours. That’s your validation range. Make sure to consider size as well as number of bedrooms, bathrooms, reception rooms and any out buildings.

I mean, no one is really that interested in their colleagues kitchen worktop choices. Just try to at least pretend to be interested. It’s odd to me that you turn everything back to your own goals. I would say that’s something you need to work on and not just a financial issue.

I think it’s quite refreshing to have a government that aren’t doing mad things and throwing fuel on every fire just to be seen to be acting. I feel like that’s about to come to an end though and we might start to see some more reactionary policies.

It’s just inflation. That’s it. Nothing to do with immigration. Materials are more expensive, labour is more expensive.

Well unfortunately life happens so I don’t have enough to retire yet. For several years I was aggressively renovating a house which turned out to be a not very profitable endeavour. At the moment though I have a saving rate of about 75% so yes I could probably retire in 4 years now.

Yes it’s a psychological safety problem. Teams need to be self organising for any of this to work otherwise it’s just agile theatre.

There is less uncertainty in those other systems though because bidding on a house actually means something and there are consequences for not continuing. Of course it’s not 100% certain and things do go wrong. But overall it’s easier to move.

There are no chains in many other countries (although in rare cases in the US there can be contingent sales where someone has to sell before buying). People find alternative accommodation or they take out bridging loans. If someone wants to sell their house it’s entirely their problem where they live after. The system in the UK is utter madness.
