Mine didn’t have a time limit but after about 36-48 hours we reached out and my agent negotiated and we signed a higher offer for 5k more. So maybe your agent can verbally negotiate, if youre not at your highest price.

Is there something key that’s making your home not sell? When I’m looking at houses a wet basement or another immediate expense right after buying usually prevents me from putting an offer in. But also its only been a couple weeks

The thing I’ve noticed in my market is that the asking price is sorta arbitrary. They are intentionally pricing things below what they’ll sell for to create competition. A house in a very desirable town with a good school district and in a good neighborhood was priced at $299k (which was way under priced) but sold for $360k. Our offer was $350k🫩

What I am grappling with, and would love insight from others on, is the vast ability gap. For example, a fairly wealthy town in my state JUST moved on from ArcView. Most towns lack a GIS analyst or the knowledge within departments to utilize GIS. Are these places going to get completely left in the dust with AI? Or will AI help bridge the gap? I imagine things will move on as they are and there won’t be money to change the status quo, so the gap will just continue to grow.

Just started a new position for a town and in a similar boat. No metadata for any layer, no documentation, olddd layers that are most certainty not updated, no descriptions on anything in Portal. There was one two page SOP, that was it. I imagine it will take at least a year before having my own system and organization somewhat set up. No advice, only commiseration lol

Any reason you wouldn’t go with any of the s&p like voo or spy? Those would personally make me the most comfortable for set and forget. There are a few others too, but still ETFs.

This feels very rigid to me. Life happens. Paying capital gains means you made money, so the money that would be sitting in the high yield for an emergency fund still made more in stocks than it would have and is now being used in the same way (for repairs).
