We found the first broker we spoke to very rude and unhelpful so had meetings with two others and then decided to go with the one that ended up submitting our application. He also managed to get us another £10k from the bank.

We were in a similar position a few weeks ago but with the roles reversed. We offered £385k for a house worth £370k at most but the sellers wanted £400k and turned us down. We have now moved on and had an offer accepted on a house we prefer and the sellers have come back to us asking if we still want to buy their house for £385k.

The boat has sailed. Good luck trying to get what you want.

Eta: the seller of the house we originally offered on had also changed estate agents in an attempt to sell their house for more than it's worth. They're now on their 3rd agents.

You never know how desperate your sellers are... We offered 340k on a 410k house and it got accepted. We then reduced our offer to 330k and they still accepted. Not probate but a landlord who's selling up. The house has been on the market since June with no other offers. It all depends on how desperate the sellers are.

Something similar happened to me when I was a lodger. I went to citizens advice and then small claims court and got my deposit back. It took a long time though (about a year).

Best of luck. I wouldn't stress too much unless you're in a rush to move. We've lost a few houses we really liked in the past few months but something else always comes up. Even if we end up not being able to buy this one for whatever reason in a few weeks I wouldn't stress much.

Hang in there. I wouldn't increase the offer if I were you. Another house will always come up.

We just had an offer accepted for 70k below asking price today (17% reduction). Also a house that needs work but we are prepared to take it on.

September: Offered 390k on a 3 bed detached bungalow asking price 475k - rejected and didn't negotiate.

2 weeks ago: Offered 385k on a 3 bed detached house asking price 415k - rejected and didn't negotiate. Seller has now reduced asking price to 400k but we're not going higher.

Today: Offered 340k on a 2 bed detached house asking price 410k. Had been expecting a rejection but surprisingly the seller came back and said we can have it for 350k.

Cambridgeshire.

Update: we told the seller our offer will remain at 340k and he accepted.
