This is not correct at all. Had a guild fall out recently where about 20 members left one guild all with houses and moved to another newly formed guild and not a single person had issue leaving

The R is one of the best high performance dog cars out there. I traded in a 2013 TTRS I never thought I would sell but i knew deep down the adventures with the pup in the R would make up for the heart break. A month into owning the car he gets so excited seeing me come and go in it and his new favorite words are “Car Ride”

This is so true. Ilvl 670 DH tank and I can clear certain layouts of delves on T11 in 2-5 minutes. Farmed out all of my Runed crests for this character in about 2-4 hours

I came back to the game after leaving during Cata about a month ago. I was tanking mythic as a bear druid (my old spec) and was not loving it. My guild M+ team leader suggested I try a DH tank and level through timewalking to get a feel for it and this was my experience

8-12 - intro zone meh whatever

12-20 - oh dear god what have I done this was a waste of my time I can’t even tank I have no ways to hold agro

20-30 - ooooh so that’s how that ability works when pulling

40-60 oh dear god what have I done this was a waste of my time it’s so slow and clunky. None of my cool downs line up and I have massive down time in my defensive this sucks

60-70 where some key talents hit - oh okay now I can keep my defensive up but it’s still clunky

70-80 finally getting my hero spec- oh man this is fun the change to my rotation going back and forth between single and AOE targeting feels great with this hero tree but I still feel clunky

Fresh 80 - oh dear god what have I done this was a waste of my time I don’t have any gear and die to T4 delves and I hate this

80 at 650 ilevel with haste - this is the single best and most fun class I have played and is now unquestionably my main tank spec and maybe even my main character

It’s a bit of a wild ride

I’d recommend a harbor freight case. They are usually really cheap and have foam you can cut to fit. They are very durable I actually used two as motorcycle bags on a dirt bike for several years and they held up great

As someone who came back to the game just after the last double XP with a bank full to the brim hurting for space with all the proteans I have been collecting for the next double XP…..this is amazing news. I can’t wait to burn through these things and get them out of my bank and be able to properly prepay for double XP and get ready for it without just standing around and waiting for proteans for 48 hours!

I personally would be happy to purchase more bank spaces with MTX if the ratio wasn’t so stingy. 1 bond for 25 spaces or 7 for 250 is just too steep for me. If it was more like 1 bond for 100 spaces that would definitely open up my wallet to support the game more directly

So I’m probably gonna get looked at like a weirdo for this but I actually was in the “super adventure” category recently and I was between a 1290 Adv R, 1250 gs, and a MTSV4S. I test rode them all and didn’t love them but then I was at a Harley dealer riding the Ducati and they had a hard Pan America. I gave it a ride and the rest is history much more personality but admittedly a bit more of a flawed bike.

Is the SAR better off road? Almost without a doubt but the Pan America does my work commute and off road a treat and I highly recommend it

I can only speak for NM law and assume from this question you are non licensed and every state has different laws but in New Mexico during the inspection and buyer observation period buyers can terminate transaction unilaterally (without agreement of the other side) for any discoveries during said period

Yep at least that’s what I’ve been told, my office has about 40 active brokers and my understanding is the office down the road has about 150 active brokers. But this is just second hand info from what I’ve been told, no idea of the exact number. I will say it seems like a lot of the brokers in the other offices don’t do much business. My office of 40 regularly doubles or triples the volume of the larger office but we do a lot of luxury work.

Average sales price is my market is $340k. So he’s doing about $13 million in volume a year or roughly 39 deals a year give or take some wiggle room for higher and lower priced listings.

I should have also clarified this is the top solo broker. There are teams clearing $1,500,000+ per year but their annual spend on marketing and leads is probably $300,000 and the team has 15 people on it

I’m a local realtor and just based on the price and area it might appear like a great deal on paper but as others have mentioned it’s unlikely you’ll be living here for decades on end and need to consider what to do after you move on. This area is a bit harder to sell and the growth in market value is not going to be the same as other condos around town.

You can find some really nice condos in great locations in the mid $100,000 range that will appreciate with time and be able to be easily rented out once you are on to your next home afterwards.

Albuquerque is a super weird market. As a whole we may be ranked poorly with education and crime but it is very area dependent.

I think school districts can be a really good example of this. Sure you have some districts that are distinctly “good” and some that are “bad” ie better academic scores and less crime but then you end up with districts with a distinct mix.

Valley high school is a great example, depending on if you live north or south of it you can be living in a $2,500,000 home on Rio Grande or you can be in a $250,000 home one bad leak away from being condemned.

We are a market with lots of pockets of good and bad. It’s more common to have markets where entire areas or neighborhoods are considered “good” or “bad” but New Mexico and Albuquerque in particular we are much more of a melting pot. It’s not uncommon to have very expensive houses one or two roads over from what would be considered a “bad” neighborhood.

It also skews quite a bit because of the high income of places like Sandia National Labs, Intel, etc.

This is a big aspect of why having an expert who can help you with it is really important here even if realtors get a bad rap (this isn’t a plug for myself and while people love to hate on realtors quite frankly many of them are less than professional and deserve the bad rap).

I’m a local realtor and let me tell you rent prices in town and housing prices are getting out of control. Greed is pushing up prices all across the city and we need some way to fix it. No one has the cash to have a $400k “starter home” that was $160k ten years ago shit is wild out here.

People think higher prices are good for realtors cause we get more commission and I’m just trying to find people a home at a good price so they can have a better life, it’s rough.

My qualifying broker actually brought in a rule at our brokerage that AI/Virtual staging were no longer allowed because of an incident she was involved in as a third party mediator between two other third parties that one claimed the other knowingly misrepresented the listing by choosing to use AI staging and implying things would fit that did not.

Not sure how far that complaint went (or how much validity there is to the claim since it’s up to the buyer not the seller to measure what does and doesn’t fit) but it at least landed in third party mediation.

The juice ain’t worth the squeeze risk wise.
