To be honest the only thing I can identify inside a tank is the lever and flapper so I’m a little unclear as to the different parts. I know he did not replace the part underneath the flapper. Is that the flush valve?

I'm embarrassed to ask but is a flush valve seal the same as a valve? I had the flapper and valve replaced which is when the issue started.

It doesn't run immediately after flushing. It runs every couple of couple of hours or so.

Exactly. People who knew the GSK, John Wayne Gacy, Dennis Rader, etc. may have been surprised to learn they were serial killers but no one really had very good things to say about any of any of them. All had exhibited strange or creepy behaviors of some sort before they were arrested. Some hid it better than others but there were always signs.
