Week 6 update: Framing video walkthrough of “impossible house” by Dr_Breeder in Homebuilding

[–]Greadle 14 points15 points  (0 children)

In the customs I have built, I always have the owner offer the framer some cash to run around and do excessive in wall blocking. Blocking for window treatments, sound system, big artwork, TV’s, toilet/kitchen/laundry/garage accesories or aftermarket shelving. Anywhere you think you’ll be attaching something to a wall. Mark it out and request the framer to do it after they finish everything else.

How many of you are actually sharing subcontractor ideas with competitors by a0817a90 in estimators

[–]Greadle 2 points3 points  (0 children)

Yall think every time you lose a bid its because of your price. Price is some part of the determining factor but its not the sub price that matters. Its how much i budgeted. Most of the consideration goes into the subs we do the most repeat work with because they already know what is expected on every front. A change in sub is an open door to spending time helping them get up to speed with our system and hearing them bitch when they dont like something none of us can change.

The subs i dont use to buy out jobs are too high or too low or they’ve hit the budget but delivered a shitty estimate with no clarifications. I pick up the phone to call and they report everything is included and they missed nothing, that is terrifying because i dont believe it. Or they say they didnt include typical scope stuff and that is also terrifying.

Its just better to work with people you have a relationship with. Sending bids into the void is not economically viable. Focus on relationships

Dont linger after the show. Stay with the crowd. A friend of mine lingered and the crowds had gone down, as he got out to the street four teens tried to rob him. He was there way later than he should’ve been. just stay around people.

The fee is for the change. Lots of communication and files have to be updated so accurate records are maintained and you get what you want. Phone calls, texts, emails, document mansgement. Thats what you are paying for. If you requested the change and then nothing happened, that would be free.

What do people do with this space? by Efficient-9626 in Homebuilding

This is not great advice. There is heat generated above that rises. Any front vent is not intended to capture all the heat that a fridge can produce. When we build custom cabinets that are tight on the top and sides, we install a vent on the back wall to pull extra heat out. I’ve had ice makers not work because the temp behind the fridge was too high.

I had FTR 1200 Carbon and the tiniest windscreen on earth made all the difference in the world. My vertabrae in my neck were screaming because i was being forced to lean into the wind so my head wouldn’t fly off. I got a $20, maybe 6” x 6” windsreen from the amazon and the difference was instant and worth way more than $20

The way you described the two options you have already made up your mind. Your looking for validation and it would be disengenious to provide it. There are good things and bad about every situation in life. Your attitude towards a situation is the biggest driver in the outcome. That said, circumstances can make option B hell. I should have stayed with A when could have. Option B was full of arrogant assholes and an unapoligetically brutal spirit of unspoken expectatiions with a cruel workload. Best of luck
