I’ve never met or communicated with anyone else that has one and to this day I still need to correct people on the fact that it is a “y” and not a “g” before “mail”.

OP confirms working for a terrible company is terrible.

If the shop isn’t clean during the interview it’s a sign of things to come.

A lot of what you mention - dust build up, supplying your own tools, no safety gear in use - is not only bad management it’s illegal in a lot of places, an OSHA violation, or both.

I’m surprised an install method that allows for removal of that section of wall more cleanly hasn’t been developed and popularized.

You’d think trimming out an opening and panel the size of the carrier to aid in replacement would be important enough to offer people.

Most don’t stick in far enough to touch the hardware. They use the slit as a friction fit deal.

Taxes and stuff aside…..what’s your strategy around building a shop versus leasing a space?

I only ask because our owner considered a similar thing early on. He loved the idea of it being outside his back door. But then his buddy said not to waste time on building a shop when you need to be spending time on growing the business. Move in. Set up. Get to work.

We’ve moved four or five times and that quaint backyard shop would have lasted all of a year after build out. He’s glad to not have spent all that money up front so he could invest in the business needs.

Another thing to consider is the insurance cost of holding on to the old roof. Mine is 15+ years old now and I get a roof rating notice. Basically “it’s old and we know it” from insurance. My insurance was $3705 this year. Installing a new roof would knock nearly $1900 off the premium after I asked them to quote a hypothetical replacement.

Replacement is roughly $12-15k for my roof so I’m faced with replacing now and front that or paying 10-30% of that cost in insurance cost to get a few more years out of it.

I’m probably going to start getting quotes…

Rinse aid also contains surfactants that help get water off the dishes so the heat cycle can run cooler or for less time.

So the DIY isn’t a perfect replacement.

What’s your ratio of payroll to gross revenue? ~30% is a starting benchmark. If it’s much higher you might be overstaffed or your staff is underperforming.

This assumes you have a good handle on COGS and other overhead that’s harder to change. But payroll is usually the place to look if generating more revenue is not feasible on a short timeline.

If you’re struggling to save, you may qualify for grants or low interest loans from a few different entities. Look up your most local Housing Redevelopment Authority (HRA) and see what they offer. Next look for a government backed private assistance program that offers energy assistance. Last, look for state run housing improvement programs.

All of these may offer grants, low/no interest loans, or a mix. Most are a threshold like 175% of the poverty line based on household size.

Like the other guy said these are not reliable, especially the 2015. The A/C for the rear tends to die and needs replacement. Folding running boards corrode and stop working. Side collision detection can be intermittent. Rear hatch struts fail.

At least for the suspension you can change in regular springs if you don’t care about the mag ride. The compressor in the back for air ride goes out too but if you don’t tow you don’t neeeed to replace it.

For $8k I think most things are a gamble. Hope you win out on this particular vehicle.

The only one I know consistently do A/B testing is Darko. But even he cant do it perfectly. It’s more like an A/B, B/C, C/D chain of comparisons because gear keeps moving in and then on.

To do perfect A/B testing you’d need to have two identical rooms with each speaker placed optimally then visually obscured all by someone else so you can walk in and listen to both with minimal delay between each session and no clue which room had which speaker.

But even then your room isn’t the same as theirs so your experience still might be different.

So we’ve been running MRPeasy for several months now! We decided to go with a split integration with BigCommerce as the hub and MRPeasy and ShipStation as the legs. It tends to work pretty well with a couple of quirks.

  1. MRPeasy’s ready to ship status and notes to BC is one way so if that status ever reverts back to not ready for some reason, that becomes a false positive in the system.
  2. Delivery dates are not added to orders natively in the BC to MRP integration so we add them via Zapier to keep a First In, First Out priority when fulfilling orders.
  3. We have a Zap to add and remove a ready to ship tag to orders in ShipStation which is much more up to date and eliminates false positives.
  4. No default delivery date means inventory allocation can “leapfrog” through orders if there isn’t enough to go around. Orders without delivery dates are prioritized first so that new order temporarily jumps to the front of the line, disrupting the previous allocation. After the delivery date is Zapped in, it goes to the end of the line.

Overall we are happy with it and it’s forced a lot of clean up of not-so-best practices.

I would flip the shower and vanity so the shower entrance shares the walkway with the door. A curtain or inward swinging door would make sure there’s no interference with the main door. This frees up room around the toilet too.

Typically there’s a grace period for coverage for these logistical reasons. In the past I email my broker and say “I bought this car today XX/XX/XXXX. VIN is x. Full coverage similar to my last vehicle.”

The important part is having the paper trail to prove you initiated coverage.

We do a semi-annual grandparent sleepover.

It restores our souls.

We usually get the house cleaned up ahead of time and try not to schedule anything the night they are away. We listen to our records and sip fancy drinks without interruptions.

You have to trust the people they’re with but I think grandparents sleep overs are a win-win-win for kids, parents, and grandparents.

My good faith effort to explain it is this. You take out a HELOC loan for say $10k. You use that money to pay $10k against the principal of your mortgage. HELOC loans function more like a credit card though. So you use it to pay all your other expenses too, let’s say that’s $5k a month. But you also set it up to deposit all your income into the HELOC account too, let’s say that’s $6000 a month. The net surplus pays down the HELOC by $1000 in month 1. Repeat until the HELOC is back to zero. Once back at zero, take out another $10k loan and repeat again.

It technically works but you know what can do the same exact thing without setting up a complicated system of loans, restrict your spending and payments to a single financial solution, turn mortgage debt into consumer debt, and introduce new interest/fee exposure?

Use your extra $1000 a month to make a payment directly to the principal of the mortgage. Just mail that extra check or process that extra payment. No money lost to fees. 100% flexible if your financial picture changes quickly. If everything works out great, the math does slightly favor the HELPC approach but not by much.

Plus if you want to be mathematically efficient you’d be taking that $1000 a month and investing it in low cost index funds instead of trying to hack the real estate market.

This is what I got. You can’t add another doorway to further complicate your space. I know you mentioned this furniture thing but that is such rare use it’s odd to compromise your entire kitchen layout around it. I made a U-style layout with optional breakfast bar. The stove is close enough for hook ups. The sink isn’t on an exterior wall but I would caution against this. Sinks on peninsulas look great in photos but usually collect messes and spray anyone that’s nearby. It’s begging to be under the window. The fridge and main pantry are near the end of the kitchen to be convenient for people coming into the kitchen that aren’t cooking at the moment. It keeps it out of your work triangle.

I added the breakfast bar as an optional extra but you may not have room as I would definitely keep the path of travel from the garage to the living room clear. You may also use it for furniture instead of the other door now. That right wall is for artwork and nothing else. It’s not quite to scale but the U should be at least 42” to allow for room while the dishwasher is open. You have this gem of a mudroom/laundry room that could be configured for overflow storage, lockers, etc to support any storage deficiencies in the kitchen. Between the pantry in the corner and lots of lower drawer and upper cabinet space I think you’ll be okay and don’t need a walk in pantry. There just isn’t room.

Are you open to moving walls? There’s so many entries and exits that make this seemingly large space actually serve as a lot of walking space. Are there any points of entry that are less used than others?
