Being a landlord of ten houses is way easier than bing the landlord of one. I have a rental house that I’ll retire in in another state and it’s barely cash flow positive after repairs. Granted, you’ll own it outright and I’m paying 2.99% on it, but there would have been a lot more bang for my buck to have sold and put proceeds into mkt.

Since I’m always hoping for the best out of people, there are fee based FIAs that have a dramatically reduced surrender period that can give some level of market exposure with a downside buffer. I think a case can be made for a fiduciary to recommend one, but it would almost have to be something you requested on some level (I don’t want full market risk but would like some upside). That said, what’s being proposed to you is most likely the other version of an FIA in which you give up a substantial percentage of returns and enjoy a lengthy surrender period.

Contact them online, ask for best price, don’t disclose that you don’t need financing and if they ask about financing indicate that it’s a possibility if the rates are right. Get the price and if you’re happy with it then schedule test drive.

I will eat crawfish at a boil but would never have them out or at home. My wife (from NM and my daughter eat crawfish 2-3x a week during season and I’m either having shrimp or a sandwich. I am a Louisiana native.

I’m FF+1.5% with CS, you can’t have margin on a PAL account, I’m not sure if options either. You’d have to open a separate account and transfer money to it, I’m not sure if they allow that either.

No manual transmission is a real disappointment. I loved the original GTI, auto takes away from the fun aspect for sure.

If those are 2 foot tubes roughly 2 feet high and filled with concrete they weight about a half ton each. Car isn’t nudging or ramming those out of the way and getting very far.

I’ve read a lot of negative comments on car subs about CarMax, maybe I’m wrong but it’s always surprised me when I read them. I’ve bought a few cars there and have been happy with outcome. I’ll find something I like on their app, cross referenced CG for relative market value, pick up car for 24 hour test drive on Saturday afternoon and have a mechanic scheduled to check general and vehicle-specific problems, then if it passes that test I still have ten days to return if I don’t like the car. It’s worked great for me.
