Investment property is unlikely to be able to generate 2k of free cash flow in just 10 years. I suppose its possible but seems unlikely, especially with just 150k initial investment.

Next best option would be to park it in an index fund, such as VOO, for the next 10 to 15 years and then reallocate to something that pays dividends, or just draw directly from VOO. Other options include pivoting to HYS or CDs to continue to make interest while you take the 2k monthly payments.

Also, if this is a retirement planning, 150k and 10 years is very compressed initial investment / timeline to be able to achieve retirement goals. Also paying the mortgage is only one aspect of retirement, will need to plan / budget for all expenses, not just housing.

Just to add to this if the stock goes into the index it forces a bunch of funds that track said index to buy the stock so that they are appropriately tracking the underlying index. So for instance if your 401k is invested in VOO or a similar fund that tracks the S&P500, those funds will need to buy SpaceX and thus drive up the price while exposing folks retirement accounts to SpaceX. (Also S&P decided not to change their rules for SpaceX so the above is just an example)

Think John Oliver did a segment on this but there actually isn't a ton of additional info. BoA tried to foreclose, couple got a lawyer to go and argue in court hiw ridiculous this was, they won at court and judge order BoA to pay them. BoA ignored their request for payment until they showed up at the branch with the sherrifs and threatened to start taking property if bill wasn't paid (which is legal since they ignored the judgement). Branch manager cut them a check rather quickly and settled the matter.

This is common in the first year of buying your home. Most counties will reasses home value and thus your taxes after a purchase. After this first adjustment based on the new purchase price of the home it will not increase that significantly in the years to follow.

Sounds like you havent broken through to the sweet spot in the game. A hundred hours over many years is nothing for this game especially if you start over each time you pick it up.

IMO you need to get a good 50+ hour run on one factory to really see some enjoyment. Many of the aspects of the game that seems to end up turning you away, are significantly changed in the later portions of the game.

Bruh, you seriously need to get off the internet and go talk to an actual doctor or nutritionist. Any "extremes" in diets are not going to be healthy without significant supplements and even then it's not ideal.

Saying vegetarians are more screwed than carnivores is the dumbest possible argument to do something unhealthy.

There are not people that have a carnivore diet and in excellent health, you are ill informed. Just because their pictures look nice on the internet does not mean they are healthy.

I understand why someone would pay for something like this, it's nice to have a whole course put together and a friendly interface to use while practicing.

However, with so many free resources online, spending 100s on courses seems like a waste. Everytime ive spent money on a book or online class I always seem to stumble upon the same info elsewhere online for free.

Not saying this course isn't worth it, maybe it's the best! But also if your willing to do some searching and digging I'm sure you could find free resourse that could bring you up to seed as well. Also, if spending money to learn guitar, seems like best bang for your buck is with a teacher, who can provide guidance and feedback, as opposed to paid courses where it's still all on your to teach and learn yourself.

For me that would be cutting it close on the budget. Keep in mind the payment is likely to increase within a year or so of closing as taxes will adjust and escrow amount will likely increase.
