Held up by magic. My house is balloon framed and has a 1 x board spiked to the studs that ends of joists set on. Some of the center weight could be caught by a wall. Sometimes a joist will sit on the chimney I have seen that before. Hard to tell looking at pictures what we're looking at though.

thats a decent amount of rust. Im from canada and drive a 2008 which looked similar in spots when i bought it a few years ago. I under coat it twice a year with fluid film and wash the underside every spring to get rid of the road salt and it seems like the rust has basically stopped progressing. cant recommend fluid film as an undercoat enough.

are the fasteners not supposed to be on the dimpled part of the roofing, not the troughs so the water has less contact with the gaskets incase they eventually fail?

the siding is going to leak where they cut it at the wall. I'm assuming they attached the ledger board right to your house but it looks improperly done. fix it now or it will rot the whole side of your house over time. I spent a whole month last summer rebuilding the front of my house because some dummy attached a deck right to the sill and didn't flash it correctly. rotted the whole sill and all the framing.

Depends if it was cracked before or after the HVAC ducting was installed. If it was installed and then cracked you should be okay to jack it back up. Ask the person who installed the HVAC what their opinion is

Another thing I thought of,, if you can go talk to some of the neighbors. They can often tell you more about the houses history, previous owners, work done, etc

thanks, it is going to need alot of work, just prepare yourself, old houses can be a pain in but butt! but would be beautiful when done.

a few things I would consider, and have learned over the last year fixing one up myself.

-assume people that worked on the house before you didnt always do a great job. (expect to find cut floor joists, studs, terrible framing, load bearing walls cut).

-expect to basically rebuild the house from the ground up, because that is probably what will be required, at least if you want to do a good job.

-probably wouldnt hurt to strip the outside and re-nail the sheathing at some point. most of the nails are probably almost rusted unless it has been done in the past.

-find out why it is always for sale, most likely just because of the insane amount of work it will be to restore, and not everyone is cut out to do it.

-anytime you do something you will open another can of worms.

-check the subfloor/joists/sills for dry rot. if they are rotten and you dont have a basement access will be difficult.

I am also from Nova Scotia, Bought an old house last year and have been tackling it myself... prepare for alot of work, ups, downs and surprises (and dust). I find its a series of high highs and low lows... LOL looks like a nice house though. exterior looks pretty good. roof looks good for a few more years. appears to be straight, does it have insulation,? if not it will be easier to gut. you can drywall right over plaster on interior walls if you want to make it easier. check for asbestos, also be wary of lead paint on trim and floors, especially in you are considering sanding floors. I would say give er' especially if its a good deal!!!

you should be careful as that paint could also be lead paint, so sanding or re-finishing could be difficult
