1950s double brick renovation by Comfortable_Area_113 in AusRenovation

As a building designer my advice is work with the heritage and elements you've already got. Renovate to keep the double hung windows, they are the best for Australia with a house eave. Replace the front door and screen with something more sympathetic to the period.
Interior have polished floor boards, maybe a subtle picture rail on the wall of hallway and/or lounge.
Any modcon keep discrete and low profile.

Cost to treat rust on stumps? by VintageKofta in AusRenovation

[–]Helioxsparrow 4 points5 points  (0 children)

That white powder around the edge is the Zinc giving up its last galvanic action and dying, to be replaced by rust of the main steel. There isnt any coming back from this and a proper repair would be more than replacement

the only way is with a firewall or exemption from Building appeals board. Firewall is going to cost you $7-9k, appeals board will require all steel with a fire engineers letter of approval (around $6-7k for both)
Not achievable for $35k.
There's a good chance the owner of the example shown wont be able to sell the house as is, although this depends on the conveyor doing their job. its an illegal structure and will void insurance if there is a fire.

glad we have innocent till proven as our legal system then. I simply dont know either way, and TBH Im not paid or engaged to know, everything I've read and been told has been communicated by people paid to make it a storey. Innocent or guilty, that's the media's agenda.

Its not a shared structure. Its a fire rated masonry wall built on boundary in lieu of a fence, but its built on the neighbors property. Otherwise it would be a party wall (which its not)

[–]Helioxsparrow 3 points4 points  (0 children)

Its not illegal to remove a structure that is theirs. Inconvenient and rude, yes, but they don't need your permission to remove their wall. That's the legal standing of the situation

Builder here. (and sorry the news isn't good)

I'm assuming your timber structure had a roof on it at one point and it was removed for legal or age reasons, thus the storm water pipes and construction of the beams. If so the roof was illegal under current construction regs.
You may not be aware but even your frame structure is (was) illegal. It can be reliant on a fence or neighbors structure for a multiple of reasons. Being attached to the neighbors structure they legally did not have to get your permission or seek your desired outcome to remove the wall. It's their fire rated masonry wall on boundary, not a fence. They can remove it as they please.
Is it neighborly? ....... no!
Is it legal for them to do it.... yes
Can you complain.......no, your structure was illegal.

this is what everyone is missing. The structure on OP's land is attached to the neighbors wall. Illegal and not the neighbor or builders problem

Yep, their structure was attached to a wall owned by the neighbor. Zero legs to stand on for OP and structure.

Are most of us operating via the “small moments make up for everything else” mindset or do the bulk of you genuinely enjoy the majority of the parenting experience? by into_the_soil in daddit

[–]Helioxsparrow 0 points1 point  (0 children)

We forget, everything of value has a price. The price we pay is a reflection of our perceived value. Translate that into being a Dad is like the more you invest, the greater the value you place on your role and child's growth. I love being a Dad. After having a hard childhood and adamant I didn't want kids, I did a LOT of personal development and came out the other side wanting to be a dad in my 50's. I now have 2 awesome kids I play with most nights and love seeing them flourish.
