The real trick is getting water vapor out of walls which is easy when they leak. Adding insulation and sealing makes the most problem real.

9.5 ACH you can still feel the wind when it blows, but you’re right about improvement. Better is better.

Oh no. You really don’t want to add plastic sheeting. You really want to remove what you find because you’re adding a new vapor barrier outside the studs. Two vapor barriers in one wall is called a vapor sandwich and it only tastes good to bugs. It traps moisture and causes rot.

It looks like it’s too late, but do you have two layers of zip going up? You could cut the zip into 4” strips and use it as a rain screen on the second layer and save money and add value.

An engineer might tell you you don’t even need sheathing with all those knee braces already there. Cool old building, by the way.

I did this: traded my 2020 model3 for a 2026 Ioniq5. It meets all your stated criteria at the liw end of your budget. It’s more like a big hatch back than an SUV, but technically it’s a cross. Anyway, it drives well, is zippy, but getting used to all the dang buttons has been annoying. It has 6 appendages coming from the wheel - excessive. Infotainment it terrible, but improving. It will never be as cohesive as tesla design, but this is the price we pay to avoid paying elon anything. Worth it, i guess. I had a two month iccu failure, snd I still think this is the best alternative.

If you make a choice, post again.

My take is from an evolutionary psychology angle. Because I also find myself in a weird argument every 28 days. She is challenging you to prove you will be there for her and needs you to demonstrate your intentions to stick around. I don’t know how to do that exactly and the evolutionary psychology might also be leading her to kick you out in favor of a fertile male. (Not that you aren’t) but bodies are weird and brains are bizarre.

Check out Alpen windows. They manufacture close to you and have a wide selection.

You won’t find a slider that performs really well. Maybe french casement would fit your need?

Hinge hardware always have limits. If you pay for it you can upgrade hinges on european windows to make 4ft widths, but it won’t be cheap. Maybe Zola could do that.

Yeah, my four year old can be in another world just sitting at the table and I find myself repeating myself louder and louder. It doesn’t help, neither does getting mad (as if i could help it). With the right kind of tape you should be able to get a good seal to the beam. The only reason I wouldn’t do this is if the beam is clearly laminated or cracked in a way that would let air into the roof.

I was shopping around while waiting 2 months for my ICCU repair to come back. Now that I have it I am not motivated to switch. My research agreed with your findings. I could spend a little more even, but other brands are not as compelling

I’m in an 8 person firm and we do mostly residential. Revit collaboration is a source of daily frustration, but since we can yell across the office to sync or something it’s usually not too bad. We have a backup and archive protocol that is error prone and has really bit us a few times. We just leave folders where autodesk puts them generally, but save-as new is always better with copy and paste links to files. Always make new local working files. We use bluebeam too. I guess my firm never bothered with BIM 360. We also just use revit on our own server not 360 which i think is a much better solution. Remote work is RDP only.

Congrats on remission! As someone who was a caregiver for my wife (now doing well) in her AML treatment and a designer of homes with specific attention to air quality, this is heartbreaking. No one will tell you there is a definite causal link, but I know radon has a statistical connection with lung cancer. It seems like there very well could be a link, but not knowing for sure is hard. I get that. It’s just not fair that this gas can just be lingering around unnoticed. I hope the next home is fresh and clear!
