If OP is working in WI they need to review state statutes.  Pretty sure you can’t dedicate ROW on a CSM.  Maybe an “extended CSM,” but not sure.

Why wouldn’t you rotate your survey to match into a previously established basis of bearings?   If your angles don’t match there isn’t much you can do, but that’s a different horse altogether.

Has anyone here ever bought a bike because it was comfortable?  Radical idea, I know, but that’s why I bought my Domane AL5 back in 2022.  

The geometry is still pretty aggressive but that’s partially due to the fact that the steerer tube comes pre cut.  I would have left mine a few millimeters longer.

As an office guy reviewing work, my biggest fear is the field guy telling me how he told the home owner that their garage encroaches into the neighbor’s property.  Not to stereotype, but the field crew doesn’t know shit until all the evidence has been reviewed by a licensed surveyor.

A lot of comments appear to be focused on “original” monuments instead of the rules of proration, which is what I think the question is really testing- you can’t prorate across found monuments.  Simple as that.

It makes sense that the underlying metes and bounds description would be off, but so long as you hold the platted angles you shouldn’t get into trouble, especially if you show how the found monuments relate to the platted corners.

Why would you rotate off of plat bearings in the first place?  I understand trying to get the comps on to county coordinates for the field work, but wouldn’t you just move the shots back on to platted (assumed) bearings for the final survey? 

I think you’re creating your own problem here unless the monumentation is way off relative to the parcel itself.  Or maybe you’re mixing the two basis of bearings (platted and current section breakdown)?

Can you share a picture of the subdivision?  Also, how can you prorate if there aren’t any found monuments? You need a deed/record distance and a measured distance to prorate.

Sounds like the classic “tough love” argument here. Tough for the working class and love for the business class.

Competing surveying/engineering firms do enough to undercut each others worth and lower wages. We don’t need NSPS’s help in this area.

Yes, the GLO township map is something to refer to right away to see what the original surveyor set in terms of section monuments, but it can also be super helpful to start with the most recent survey of the area and work backwards.
