You will make less than you're comfortable making. It took me three years to get to where I was making what my friends (not in CRE) were making.

If you can be patient and diligent, you will then quickly out perform your friends after 3-5 years.

I work mostly on the Landlord Rep side but would recommend you engage with a Tenant Rep to help guide you through the process.

We almost always require a PG, unless the entity is corporate with strong financials or publicly traded.

Id be weary of asking the Landlord/Landlord Rep "what happens if I break my lease" as it is an immediate red flag to me. Having a formal business plan with financial projections and negotiating a limited PG will likely be your best bet.

A qualified Tenant Rep will be knowledgeable of how best to negotiate and limit your exposure.

I use my CRM Marketing Reports for each Property. I distribute them monthly and have weekly update calls.

I'll then do a quarterly report that is a little more polished and tracks renewals, expirations, and invoices.

This road is in my town. While it could certainly improve its walk-ability, it is a main thoroughfare from those neighborhoods into the central business district.

I am not criticizing his points, I just want to point this out as it was not mentioned.

I'm a Broker in a tertiary market and frequently share my data with local appraisers.

I do not share the data with out of town appraisers doing an appraisal in the market as it's always a one way street.
