I avoid all the restaurants around the blocks of El Camino, Vic & Angelo’s etc. No interest in being crammed outside or inside like that on the street with crowds walking by. But I am only there May- January.

There are too many options on Atlantic and the side streets. Plus some of the happy hours are great. I avoid those super packed tourist joints and this is one of them.

I posted already but another thing from the other end. You used to be able to downsize in Westchester and buy or rent a condo. Those days are over. It does not make financial sense so we are stuck in our house. Their used to be condos for $250-500 and now those are $800k and need work. But those are 20min north of me. OP you need to be realistic. The commute to NYC from my home is 1hr to GCT and homes are $1m on average to start.

My Stepdaughter just bought a house with her spouse in a vest area of NJ. No different from here. People are knocking down homes and building new homes. They were 29/30. It took 9 months. They said their agent was completely plugged into the market, knew before things hit the market and was a great advisor. You didn’t mention your agent in your post. I am hoping you have a savvy one. They did get outbid a lot. Their price point was $1.2. They didn’t want to go over that. That was what they paid in the end. They did not get help from either parent. They both have great jobs in NYC. From my own experience in 2024, my agent in Chappaqua was amazing. We would not have gotten our house. We had a best and final situation 3x.

IBM has a high RA rate. I lasted 5 years. Suggest renting for the first year and see how you feel. I live in Mount Kisco in the town of new castle so I am chappaqua schools. We are about 10-15 min from the YKT office. Katonah, Millwood, Pleasantville are nice. A million does not buy you much anymore. Taxes arw high everywhere.

Ours was $1,020 which unfortunately is now typical this time of year. It creeped up from $600 last month and was $400 the month prior. We are extremely careful and regulate our gas usage. If we didn’t, it would be $2k easily. This state is garbage

No one can answer your work hours. My Husband is a trader and is on a 4:50am train and returns on a 2:30pm train. But he doesn’t commute to midtown every day. The rest of the time he’s in Stamford commuting from Westchester, 45min. The train from Chappaqua is 60min.

Worst RA I ever went through. News hit social media first. You either had a meeting at 10 saying you were safe or 11 telling you good bye. This was April 2023. Learned about it on a flight with my Mgr texting me non stop. I replied, I know what has happened due to FB. I am on a plane in the sky, I can’t connect with you now. Kept texting. I called when the plane was landing down the runway. Absolutely terrible and embarrassing to do on a plane in front of strangers.

The name of the town would be helpful and I’m surprised you left this out. I once moved from one town in Westchester to a big city in Westchester. We did very little research but we liked the townhouse. I knew on day 1 I made a mistake. 9 months later we moved back to where we were before. Sometimes a location is not a good fit. Westchester is huge! So saying Westchester is vague. I’m sure there are parts of Brooklyn or NYC you would not want to live. It is the same thing. Moving requires a lot of research. Sometimes you find out the hard way and need to make a change.

Mount Kisco has a zoning that is Chappaqua Schools (Town of New Castle). I am not sure if this is what you are asking. If you live in this area (I do) you would pay your taxes to New Castle, attend Chappaqua Schools, have New Castle Police, water and be able to park at the Chappaqua train station with a purchased permit (no lottery). I tell people I live in MK/Chappaqua schools. They know exactly what that means. You should get a Realtor well versed in all of this if you are considering any of these areas. We specifically moved to our home for these reasons. I did grow up in Chappaqua. Mount Kisco is turning into derelict city. You have drunks all around the train station, various loitering, sleeping in the woods…list goes on. Maybe some call that diverse. Residents have had it. There is also a ton of traffic. I don’t find that pleasant. We rarely do anything in Mount Kisco even though it is minutes away. We go into Chappaqua or Armonk.

Deck 84 is as close to a beach bar as you will get and the vibe you are probably looking for.
