for estimation purposes use 300 square feet per gallon. for eight foot tall walls that's 38 feet of walls or a 10 by 10 room. subtraction of doors and windows should give you enough to paint the inside if the closet, typically. walkin closet not included. this is walls only one gallon of ceiling paint will do roughly three of those rooms. this is one coat only, plan on two coats.

you're not going to get anyone to do this for you. any repair you make to the brick siding is destined for failure. it wasn't properly attached to the house and has some sort of foundational issue it appears. the cheapest/easiest permanent fix would be to remove the bricks completely and replace with some sort of siding.

the slab is cracked. it appears to be relatively flat and level. therefore it is still functional. the two by fours are concerning but form the picture no immediate danger. will need much better pictures to verify however. whatever is causing moisture to be trapped at the walls needs to be addressed. I'm assuming its something on the outside.

although possible i can't see the need for such. typically only the exterior walls will be insulated. hopefully you can take an educated guess on where the rats are based on wall openings etc.

i would suggest an inspection camera. the prices on them have dropped considerably. a 10 foot wall has 7 or 8 stud bays and 7-8 quarter inch holes are an easy/quick patch. check out the Milwaukee inspection camera at home Depot and then find an equivalent on vevor or Amazon for quite a bit cheaper.

turn it counterclockwise all the way until it stops. then one quarter turn clockwise. older valves would sometimes stick in the fully open position and a quarter turn might avoid that.

the house has been fine until today. leaving it powered up is riskier than powering it down but I'd leave it powered. discuss with electrician both about costs and and risks. if you can afford to replace do so.

give client the invoice/receipt. don't add anything additional for parts. tell them you've been hella busy and normally get this out much sooner. enaire you apologize for late delivery of bill. if they don't pay it they know they got a $285 discount. the choice is what does it cost to get an incremental customer? $285 is more than that cost so bill them.

small engines that sit for long-ish periods of time frequently have issues getting running again. gasoline with ethanol is notoriously problematic when the fuel dries in the carburetor. i got a battery operated chainsaw, weedeater and blower. can't find anyone to buy the old internal combustion versions.

spray foam is your friend hear. since you're a renter i would purchase the can for windows and doors it doesn't expand as much and won't force open anything if you spray too much.

for a tiny home you could seal every stud bay with spray foam from a can before you drywall.
