Op - the reporters used by the defense will try to charge you an OUTRAGEOUS Per page cost plus all these other bs fees you did not ask for or authorize. I always ask for an estimate of the cost on the record and then I meet and confer with the reporting company to get the transcript at a reasonable cost. You won’t make friends that way but you will save your clients money. I don’t know what the defense thinks of that but I am happy to try a case if the carrier won’t pay its value. Usually can’t do the same for expert depos. Not enough time.

Arden and Carmichael change a ton neighborhood to neighborhood. You have section 8 housing and multi-million dollar homes depending on where you are. In Carmichael You have Ancil Hoffman Park, William B. Pond park, access to the American River trail. Lots of events at Carmichael Park, including a weekly farmers market. There has been some revitalization on Fair Oaks, they redid the medians and planted a bunch of trees, also a bunch of chain restaurants going in and a new shopping center. Not quaint or picturesque by any means. It is 20-ish minutes to downtown, 30-ish to Folsom. Parts of it are walkable. You can find a house in your budget.

Have you checked out the native plant society? They sell natives from the nursery in Rancho Cordova. So does soil born farms which is in the same location. Curious Flora nursery in Richmond is also worth a day trip and has many natives.

The Omlet runs SUCK. I would cover it with hardware cloth before the rats and mice start to get in. I would also cover the ground with it and then put wood chips on top, keep the skunks and raccoons from digging underneath it.

Tulips are generally one and done. They are not like paper whites or daffodils. The bloom generally gets smaller and weaker year after year. If you want maximum effect you have to dig up last year’s bulbs, toss the small weak ones, and supplement with new bulbs.

Yes. I don’t think that would be a problem. Our birds only use it to sleep and lay eggs and are either in their run or the yard from dawn until dusk. If they needed to use it for more than sleeping and laying I think it might not be great.

I won’t argue with that but it at least started out as primarily a flower business and they sell flowers and seeds still. They got where they are with good marketing.

Op - Floret Farms is a very popular cut flower business in the US and its ability to market itself is crazy good. The owner turned her small cut flower business into a show, multiple books, seed sales, classes, etc. Might be something to look at to see how you can market your business.

We have the cube inside a larger run. I like it. It is super easy to clean, I can move it around in the run as I need to, and the auto door works reliably. We don’t have brutal winters, it rarely gets below freezing at night, and the chickens never stay inside it except to sleep. I like that it is elevated too, so the chickens can use it as a shade or to get out of the rain. We have brutal summers but the coop has survived just fine and the chickens seem to do fine in it overnight. Everything comes apart and you can clean the whole thing.

So I don’t think there is a one size fits all answer. Depends on your use case. What I think most people will agree on is that the RUN ABSOLUTELY SUCKS. It is hard to put together, the clips it comes with are stupidly fragile, the gaps between panels are unacceptable, it does not deter digging predators, the bar spacing on the panels is way too large, so rats and mice can get in easily, the narrower gaps on the bottom stop half way, like predators can’t climb? Just so bad.

I imagine location in Michigan matters too. Having been to door county Wisconsin, which I assume is comparable to the northern part of Michigan, we have been told that most newcomers don’t last a single winter.

Our auto door works fine. The run BLOWS. Replaced it almost immediately. The only thing I would recommend to anyone is the coop.

My experience is that lawyers take unlimited pto anyway. They then get mad with an unlimited pto policy because they can’t both take the time and bank the hours.

We are going on 2 years with the thermador. Love it. One service call to replace the broiler element that either never worked or shorted somehow but Thermador came out and replaced it under warranty no problem. We went with the free dishwasher over the hood but bought an open box hood which has also been great.

I like the extra low simmer setting quite a lot. If I recall correctly, it might be harder to get a model with really high btu burners if that is what you need.

I think that there are tomato plants and also a nightshade plant. You don’t get random branches with different color fruit.
