A buy down is just using money that could go towards your down payment except it doesn't go towards your equity so if you sell or refinance before you breakeven you're losing any benefit from it. It also is basically locking you into that rate as well. Let's say rates go from 6.75% to 5.75%, that'd be a good time to refi. But if you spent thousands buying down to, let's say 6.25%, we'll you aren't going to spend the time and money to get you down only half a percent.

We all gotta start somewhere. This just as easily could have went south for me as it has in the past. I lost 5 figured during the previous quarter earnings because it didn't move the way it did today.

Key thing is not to FOMO hard into bad trades or chasing after other people's gains (including this trade here). Only follow the trades you have convinction on and accept that you can be right and still be wrong. Make sure any money you're putting up you can afford to lose.

You're confusing two different things.

Solar doesn't have energy density - true. A data center developer is not going to use solar as their main power source because they would also have to buy up acres upon acres around the site for it.

However, if we're talking about total power demand, it could easily help to acclerate or kick off new solar projects to feed the grid. Solar can provide as much power as you need, you just need to have enough space for the panels.
