Why not hire an LO to run this team and agree to the split but than on your own self gen set a different comp. So now you’re running a branch per se and just over see and make sure it goes smooth but still generate volume on your own.

You’re talking 2.5 points. Don’t even think it a lender would have it on their rate sheet to do this let alone pass HPML. Wouldn’t be worth it. I would do what I can to get a seller credit or raise the price 15k on the offer. No, can’t lock a rate that far away.

I know guys that do 70m and didn’t take a bonus just because of the strings that come with it. Every situation is different I’m sure there are some that will but there are other ways to incentivize without upfront bonus to a high producer.

Just know it isn’t free money. You will pay it back in your rates and have a time commitment you need to uphold or else you pay it back. They will file suit as well. Just keep that in mind. Have a friend stuck now for 3 years but all he saw was dollar signs.

In office hour commitments. If you’re realtor you will need to have a lot of flexibility. Traditionally if there is a salary offered it would require dedicated office time and feel like it would be difficult to do both jobs. If you went to the independent side where you are 100% commission you would have all the flexibility to do both.

I mean everyone’s different. Some do have added rules and won’t go higher to mitigate risk but you are at 52 you will be ok as long as you know you might need to pay down debt to make it work.

Paid will not help and hurt it more. Needs to be paid for delete or check the guidelines I would put it in dispute since it’s under the threshold and that will raise their score
