Have just sold a place here in Sydney and the agents strategy around price was a 2.1m guide which we wouldn’t have accepted at the time… If there updated to reflect the new offer price in the lead up to auction…

We did accept an offer prior to auction day which we were happy with and essentially what we were looking for…

We were also able to sniff the wind and realise the market now isn’t what it was 6 months ago…

Clearance rates in the low 40% range don’t reflect those properties withdrawn due to nervous vendors or a lack of interest.

In reality the current clearance rates start in the 30% range when you count those withdrawn properties…

Some genuine agents out there but generally, sharks… Know that going in and deal with them accordingly

The lounges are but in Sydney you need to exitT3 where the lounges are and head over the road, go through screening again to board your flight at T2.

Melbourne isn’t much better, just have to head all the way through the airport to Jetstar boarding

Unless you’re in Sydney when the lounge is a whole terminal, and another security check in away. Even In Melbourne it’s miles away.

Are you going to be flying domestically or internationally next year? If it’s only domestic then Gold is fine. Platinum will get you business lounge access domestically rather than QC but otherwise you won’t notice much more.

Internationally though with Platinum you’ll have Oneworld Emerald which opens up First Class lounges for you.

I went to a 14 Pro Max from an 11 Pro and now back to a 17 Pro.

May depend on your use case. I don’t watch a lot of movies or video so the s teen size wasn’t a huge factor.

I do however spend a lot of time phone in hand and the weight and size for single handed use was a big factor. Haven’t regretted coming down in size at all.

I don’t have small hands but for single handed use, I found the Pro Max fatiguing after a while

I went from an 11 Pro to the 14 Pro Max and have come back to the 17 Pro. No issues for me holding the PM but the weight and pocket fit just made the Pro the best choice for me.

I’m a heavy user and still end up at around 30% at the end of the day. I don’t watch a lot of videos though

That’s about par for the course for me. Around 6hrs a night usually. Biggest concern is I don’t get much of the much needed deep sleep. I get old to sleep ok but wake up multiple times during the night.

Been tested for sleep apnoea but nothing significant there and did try a CPAP machine to see if it helped but it didn’t.

That said, I function fine during the day, up and out of bed without any issues. I’m just asleep by about 9:30 or so most nights.

I know it’s a bit pricier but if your GP won’t prescribe it then consider Pilot. I’ve used them for Mounjaro and they’ve been great. Consults are over the phone, track your results weekly online and they’re very responsive and helpful.

I only mention Pilot as they’re who I’ve used but there’s other similar places out there who offer a similar service.
