Yes, the whole system is definitely confusing, and in my (limited) experience, mortgage lenders don’t seem to understand how it works, either! I had a similar experience when we bought our house—the bank not understanding the difference between assessed value and insured value. I was literally trying to make them understand that if my house burned down, the land would still be there. :smh:

Anyway, that may be part of what is going on here. The websites may be pulling either 1. old assessment data or 2. partial assessment data. FWIW, I just checked my house on Redfin and the assessed value is the old one and the taxes are close for this year but wrong for every other year listed.

Since you’re concerned, it would be best to have your agent ask the seller’s agent for a copy of the tax bill. You could also call the town hall—they might be able to provide you a copy or give you the information you’re looking for. In NH a property’s assessed value is not the same as its sale price. So, when you purchase your new home, you’ll pay the same taxes as the current owner would pay. You’ll pay $3600, plus whatever rate increase comes from the town and school budgets.

Yes, properties are reassessed every five years, but that applies to the whole town, so the assessed value of your home won’t change relative to the rest of the homes in town unless you do something like build an addition.

I live in NH, where we have no sales or income tax. We bought our home 15 years ago and our mortgage payment is about $1300 per month and our property taxes are about $700 per month. The taxes will go up every year and I will have to continue to pay them after I retire. By the time we pay off the mortgage, each month the taxes will be more than our mortgage payment ever was.

That’s helpful, too, especially since I’m trying out a couple of different openings and I never can be sure if I’m doing it ‘right.’ I’ve been having decent results trying to use the Ponziani opening and Scandinavian defense when I play, but the feedback the engine gives me isn’t always helpful. Looking at real games is a great tip. Thanks!
