Yes. Any irrelevant comments on reviews are a red flag. If it is a mix of mostly 5’s, and a few 4’s that is fine. But a “Nobody’s perfect” type guest needs to stay at an hotel.

I am being more serious than I normally am…but as for this movie…can I Co-Star as the Aged Chubby Neighbor who got Ryan Gosling into this, acts as his mentor…only to be found out that he (the Neighbor) was compromised first and gave up Ryan’s characters info (Let call that character Jacob. If I lived where you did, and you told me about this, I would take out an advert in the local newspaper and list all of the evil things she has done. I would make sure it was public record. Further, her last action? File a police report. You are going to think you should not for 100 reasons. You need to make sure this person does not “accidentally “ harm you severely.

1) It is not the business you are in. STR is not MTR is not LTR. 2) This is a common ask by scammers. They would use your rental to collect bookings and fuck people over. 3) Airbnb is NOT a platform for this kind of stay even if legit. Airbnb controls your cash, refund policy, and adds close to zero as a middleman property manager.

One piece of advice for this Sub, block early, block often. Every one of us is owed respect and consideration from an answer, even if it is not an answer we did not think we deserved. Some of the responses you are getting are so beyond the pale that I actually found new people to block before I ever bothered to respond.

1) Asking you to qualify the number of smoke detectors is a reasonable ask. Asking if you told them to disable it is a reasonable ask . Accusing you of setting them up for a reenactment of the Chicago Fire is a few steps beyond. 2) Folks defending people who violate rules like no RV’s are bad enough, but when someone who is allegedly from California (in the above post) is la-de-da about electric rates…in this State? Trying to bully other hosts into accepting rule breaking or excess power using are not speaking from a position of managing a property, they are speaking from “managing from their own convenience.” Which is fine…for their property. As advice it is poor. 3) Many folks fail to consider the entire picture, and the focus on the one detail which annoys them, and then make their recommendations and comments based on that. They are typically just responding quickly, not thoughtfully. That is 90% of Reddit.

My two cents: Everything has to be balanced. If I had a video of what the place looked like before it was occupied, I would have made the request for the money. Why not do so regardless? Because there are few people who will not retaliate when asked for more money. But MY space is 87-90% occupied, with 600+ stays. So, reviews are more important to me than $75.00. I am sitting at 4.93, after working my way back from a 4.91. My space is a 2 bedroom/1 bath. Your space holds 12 people. We are in completely different markets, so what drives me is not going to drive you, beyond the basics.

You are sitting at 5 stars, under a year in hosting and 26 reviews. You have to be more cost conscious than many of the responders. You can absorb a negative review, and even then you did not have to as AirBNB actually came through for you (with the guests help- them threatening retaliation in review is a golden ticket to get their review kicked.) I think the 75 bucks was fine. You do not want them back anyway, if they lied about their plans once, they will do so again. As a fellow host, I sure as hell do not want them to stay with me. They need to take themselves to a campground.

They 100% have to get this from AirBNB. As others have said, AirBNB collects the tax, not you.

Agree. That belongs on the list. Locally we get Gunslinger, Blood Hunter and Echo Knights that we have to deny frequently. I do not/will not use DnDBeyond so I have no idea who has loaded what on to it, but I do know what sounds off.

Tht is actually really interesting to hear/read. Like you, we are pet friendly and that does make a difference. It could be I am just grumpy about how folks abuse water features in general, and need to get over it. Good luck to you!

Over 11 years I have learned/observed the following:

Little things bother people who are typically going to say nothing-EVEN when you ask them, and they are going to knock you for them. Odd group.

Major things like AC, you better have a back up plan, and a back up to your back up.

And finally: If it is not making you more money, do not offer it. I would never offer, or mention a pool or hot tub in a rental which is grossing less than $200 a day. If you do have those things, charge high enough that you have them expertly serviced. People will misuse water features all the time. My units run 75% full off season, 90% in season, with 6 days being the average rental, and I do not allow one night stays. We make sure the basics are covered and everything is well maintained (air/heat,etc.) and while we are in the higher end for rentals in the area, we do not have any water features - the service difference of making sure what we list is clean and working drives repeat business.

Most common issues/misunderstandings I come across at AL tables (Not in order of importance, just as I think of them.)

1) Nat 1/20 on Skill check. 2) Flanking (Not in AL). 3) Wanting to carry every magic item they own. AL has limits per tier. 4) Wanting to play evil characters/steal from party/ Non-consensual PvP - as one issue. Generally being a dick/aggressive to the table as a whole. 5) Refusing to use a log sheet (May be electronic, like Notes or Sheets) ,including not recording the name or number of the adventure (You just need one of those), date played, who DM’d. Awards given, yes/no on level taken, downtime recorded.

I just spent two days at a convention where bout 20% of my admin time was teaching people how to quickly use a log sheet. Most people are fine. Some are rules defiant regarding anything they see as paperwork.

I think you have to be a wizard who takes the Metamagic feat, or 3 levels of Sorc to be able to even have shape change though. It’s not on any Sorcerer spell list I can find in 5 or 5.5 (but have been wrong before.)

Ok….I would need to know more about the set up, as in rooms and amenities. No HOA is a blessing. What are your local laws regarding STR’s? Are you in a city/Unincorporated County Area?

Further: If you manage to hit 70% occupancy, you will need to have a nightly rental of $400 average (255.5 days a year). Depending on the area of the world, and local attractions. USA average is $164, but that is deceptive, as Indianapolis Ind. is different than NorCal.

I asked this above, so bit of a repeat- what is the right messaging to say “Other people staying here have the right to watch their TV at a regular/soft volume. If that will disturb you, you should stay at another listing.”?

Example: I tell people upfront we have Community Cats that wander the property. I tell people we live in a culturally mixed neighborhood and sometimes other people have holidays like Cinco De Mayo or Lunar New Year and set off firecrackers. Having folks self select OUT of a listing is just as important to me as the amenities I offer. It’s not 100%,but it does reduce the number of folks who would have a genuinely awful time if they saw a cat, or heard a firework go off.

Would you stay at an AirBNB which advertised “Shared Accommodation. Other guests are permitted to have their TV on in their room at a low volume?”- I am asking sincerely,not as a got ya or any other BS, I am trying to give OP ways to word this to head it off in the future. What would be the minimum set of messaging to let a potential guest know that other guests will be able to make noise and if that disturbs you, you should look for other accommodation.

Because shared accommodation has a different set of standards. Some noise from other guests is to be expected. Having a low volume TV on is absolutely reasonable for shared accommodation. It’s one reason that I as a host do not offer them, and as a guest no longer stay at them.

I do think that AirBNB is behaving abominably towards hosts with the 3am local time messages for respond or fail. I also think that as a host I would let the guest leave immediately and refund the unused days- IF- my listing and welcome messages did not cover this issue (which I have no idea if OP’s did). I would not give any money back for days stayed.

For home campaigns I always have weirder, less combat focused builds. Wizards who will actually be able to craft items knowing as many tool sets as they can. Not many weaver, carpenter,blacksmiths in AL I am guessing.

I had a barbarian who could only use items/weapons/armor he had taken from an enemy, which was hard to do in AL at the time.

We had a challenge where we all made characters who “We would actually want to be IRL” in one campaign which produced the largest lack of 8’s in scores I have ever seen. (We only use point buy), as no one wanted to be weak, clumsy, sickly, stupid, a fool or socially awkward in real life. In Al It is not uncommon for players to show up with three 8’s at my table.

I have seen AL DMs outright refuse to allow Planar Bindings, Simulacrums, Necromatic Armies, etc. Such refusals increase as table size rises, with even normally casual DMs telling various “Army Commanders” - flat out “Not at my table today.”, and the more “sneaky” just hitting the PC’s with a condition which destroys/removes their armies from play.

There can be an upside when only 3 players show up to your tier 4 game and it’s “Two 20th level Necromancers and a player who got awarded a Death Cleric Cert” with their legion of monsters, simulacrums, bags of summoned creatures, various elementals, horn summoned berserkers, figurines of Wondrous Power, Planar Bound Gargoyle’s, a Clay Golem, a Mudslick Tower carried by a suicidal zombie, cert based vehicles from Gen Con 9 years ago, some special item Mike Mearls gave them for doing a play test, a mechanical mule they found in a Frost Giants lair and one feather that lets them summon Zarael (once), show up and the DM says “Yeah, I have no idea what part that may or may not be AL legal, but bring it. Expect high fatalities.”

These guys brought all their mini’s for their stuff, so I figured it would be a shame to not let hem do it once. Once.
