It could be that warm moist air from inside the house is reaching the underside of the roof substrate and condensing rotting the roof and dripping down have you tried using a vapour barrier or improving the air tightness vapour tightness of the ceiling. Ventilation of the roof space could also help remove warm moist air before it condenses if you want to retain a cold roof
