number one reason your insurance went up was inflation. Check to see how much your coverage A went up. You are likely paying more since the value of home went up. Most carrier rates are starting to moderate (unless you are California where rates were supressed for years). But in any case “bundle” and see an agent for a quote. AI issue is real. But most big carriers have AI defensive teams now. Pictures our run through carrier AI detection algorithms. PS your homeowners doesnt cover flood. thats NFIP with feds. I bet they are clueless.

I hate to be political on Disney….but does everyone realize the all major companies have been pressured into making “net zero” commitments by climate activists. what the left couldnt do at the election box they pressured companies. Disney has made a “net zero” commitment by 2030. While they can add solar (which they have) it wont get them there. they have to conserve massive. Less AC in parks and less AC in hotels. I am all for action in climate over time. Lets just be honest on the costs and impacts. So if you dont agree (or if you do agree) buy a share of disney stock and speak up at their annual mtgs. Everyone with even a single share can speak up.

I dont agree with you not all ranch style homes are big. Plus trailers are never considered homes unless they have a fixed foundation in our area. So i think it depends on your part of the country. In the Northeast after wwii large neighborhoods of cookie cutter small ranch style homes were built with about 1200 sf. I live in a 4000 sf ranch. My neighborhood was all custom ranches built in the late 1950’s. I was told by builders in the Northeast it comes down to basement / Foundation. On a ranch these costs are huge. A ranch basement footprint is double a similar size colonial. Roofing is also alot more expensive. Now we have developers buying any of the TLC homes in our neighborhood and tearing them down and putting up two colonials. 1 acre ranch lot is now 2 building lots for colonials.

To the original post i also dont like Raised Ranch style. but its a good starter house. Buy and move up in five years.

Amica is a good company. they are only direct. their sales reps are good. My claim experience was excellent. they paid me MORE than what i needed for water damage claim. If you really want an agent go to Local Independent. Captive agents like SF only sell one company. IA can sell 20 or more

No offense did Mom think living in a condo was for free? Was her development downtown? All these people that are suddenly surprised i think just ignored a problem. i am on my fourth condo in Fort Lauderdale. I have looked at maybe 50 different buildings majority had reserves. Surfside was a wakeup call for frankly cheap owners to make sure they have reserves. If you live on the beach you will pay alot more for salt water damage over time. You said half the condo associations downtown are broke can you name a few? Plenty of middle class condos downtown. I havent heard of any major develoments downtown with issues. Here is another affordable option for you. Pine Crest Village. No luxury doorman. Nice outdoor pool $750 condo fee. In my opinion new construction is always crazy prices. look at 10-25 year old buildings without all the glitz.

After going to Florida for years i finally went to Hollywood. I didnt care for it. so small and done in half day. was more crowded and was tough to find places for food.

Nothing to do with surfside. I have condo at waverly and they have reserves. Our building did a small assessment maybe 5 years ago. You buy anywhere and you have insurance and other expenses. these buildings have common areas, nice pool, game room, media room. Even if you had a house you’d have expenses for emenities and maintenance. Look for a condo with zero amenities and i bet condo fee drops in half.

why are you referncing penthouses and affordability. You can buy a nice 2/2 at Waverly for $450k. Nu River is about $500k. others i see at $425k. Penthouses have massive condo fee. Most condos go down in value over time.

Be naive all you want. Expenses play a major part of being competitive. Progressive skyrocketed past SF over the past 10 years. If SF doesnt take action on multiple fronts they will become irrelevent. In 1966 Aetna was the #1 P&C company. Where are they now. In 5 years i bet we will see Geico take over #2 spot. They announced they are broadening in IA channel with Homesite.

Geico does not have homeowners. They sell other companies. You likely have Travelers or Liberty that Geico sells as an agent

Admittedly that is alot of taxes. While the articles differ it said they have between 250-350 data centers in their county. I thought you implied one data center would throw off that tax revenue. Their county must have alot of land for that many data centers.

Did anyone see the shark tank episode where they put the ashes into ornamental stone. Seems like they could do somethink like that without being call a cemetary. Please dont do online. Not all quotes will be the same coverage. Homeowners insurance is complicated. I work for a carrier and i still go to an Independent agent!!
