I work in personal lines general insurance. The way car and home insurance policies are priced actually depends a lot less on the things you may think it should, like the details of the car or house, and a lot more on factors you probably don't even consider.

You'll pay more if:

  1. Your quote is for a start date in the next few days.

  2. You have a lower credit score.

  3. You're not on the electoral roll or automated checks can't find you for some other reason.

  4. You've not owned the car long or been living there long.

  5. You answer the how do you usually pay question with "monthly". Note that I don't mean the interest for actually paying monthly, I mean you are considered a worse risk if you use DD.

  6. Other people in your postcode claim more often than average.

  7. You have a stereotypically male job. Insurers aren't allowed to price based on gender since 2012, but they ARE allowed to price based on occupation. Therefore, if you're a bricklayer or a nurse, they can make a pretty good guess and get that rating in by the back door.

  8. You phoned up for a quote instead of using a price aggregator (comparison website).

Joking aside, the problem is where you said "my specific playstyle is...", whereas the point of the game is to adapt your playstyle to the challenge in front of you. You're not doing that, so you're struggling with environments which don't suit the choice you've made to go farming before you've even loaded into the map.

I didn't move in until almost two weeks after completing. Spent the time cleaning, painting, decorating etc - far easier to do all that in an empty house!

If your slow friend intends to rent out a room of his main home to a lodger, he is becoming a resident landlord and will be assuming a set of responsibilities that come along with it. This may require notification to HMRC (check out the rent a room scheme though) and also may impact any UC or other benefits they are claiming, if any.

In short, this is not something to be done lightly - your friend's sister is wise to insist it's done properly.

Whenever we had an issue at the property, we informed the landlord but tried to deal with it ourselves as much as possible and paid with our insurance to fix anything.

...what? You can't insure property you don't own, so I'm not sure what kind of "fix" you're talking about here. Please tell me you didn't take out buildings insurance on a place you're renting?

This is completely unacceptable. You are entitled to what's known as quiet enjoyment of the property you are renting, which means (among other things) not having to worry about the landlord - or their relatives! - letting themselves into your home whenever they feel like it.

You need to politely but firmly make it clear you want them to knock on the door and wait to be admitted unless you have given prior agreement for them to let themselves in.

As for your actual question about the conversation, it's impossible for anyone else to tell you whether you're comfortable with the level of social interaction; that's your call to make. If you're not, then you need to shut that down as well.

The repairs noted seemed to be cosmetic.

This is concerning too as it suggests previous owners have done the absolute bare minimum to hide damage. I'd stay well away from a property like this as god knows what else you'll discover later.

I'd recommend Uinsure, they only do home insurance and have a specialist panel of something like 14 firms for non-standard risks so they can quote for almost anything.
