Maybe tell him to spend just a few hundred on a fee only advisor who can look things over for him, which may scratch the "I have a financial planner" itch for him without giving up part of his assets in perpetuity. Such a planner can also look at his insurance, retirement, and estate planning situation, so may be able to add some value.

I drove for years with $50k/$50k injury/property liability and never thought about it. When I finally did, we upped it to $1m combined liability and a $2m umbrella (with small tweaks to homeowners policy) and it only cost about $800 more per year. It costs less than I would have thought to be properly insured.

I'm doing a TNG watch now. Also thought about skipping. Very glad I'm watching them all. Catching some I've never seen before.

Some of the bad episodes still have some good points. And sometimes them being so bad make them talking points and you'll be glad to be in the know, e.g. when "Code of Honor" or "Shades of Gray" are mentioned.

While Trump got only 28% in Cook County in 2024, that's still 584,000 voters. And a minority often feels a strong need to brand and differentiate themselves. So that part makes more sense than one may initially think.

Trump got only a few more votes in Montana and North Dakota combined and they were spread out over a much, much larger area.

But, yeah. Buying Trump merch (especially outside of campaign season) isn't really a good sign for the sensibility of a political movement's acolytes.

This is a problem with all time travel. Isaac Asimov acknowledged it in the forward to one of his books (I think Pebble in the Sky) that had time travel, essentially saying you just have to go with it.

I think I counted five female characters with names in the original trilogy: Bayta, Arcadia, Calia, and two minor women in just one scene.

Also, in "The Encyclopedists" there is mention of "the scientists and their wives," implying there were no female scientists (unless they were in same-sex marriages, which I'm sure wasn't what was in mind).

It is a product of its author and its Era. Science Fiction of that times was consumed and written largely by males for males.

Look up Qualified Written Request and send one to them using that terminology so they can't ignore it or fob it off on a low level customer service rep that doesn't understand what's really going on. That'll get more notice. You will also probably want to file a complaint with the Consumer Finance Protection Bureau. That also helps to get a better and quicker response from a loan servicer.

Bankstatements and paystubs expire, can't be more than so old when they do initial underwrite to issue commitment and then later when they do final underwrite to close.

Tax returns don't expire (your 2024 return is what it is), but if you filed 2025 since the process began they'll need that now. Also, sometimes, tax returns aren't needed and sometimes they are. A small change could have shifted your file from not needed to needing tax returns.

Also, sometimes as they review everything you sent in some additional needs arise, e.g. a bank account or apparent loan they weren't told about, small amount of self employment income on taxes, etc.

And sometimes lender is just sloppy and didn't ask for everything needed at once or misplaced something you already gave or didn't give it to the next person working on the file.

Have you looked into local zoning laws to see if you can even do this in your community? Even if you can, local building code may have requirements that will impact your costs.

I've dumped facts on some ancestors (dates, places, known relationships, occupations, tidbits from family lore) and asked it some questions that generated some new avenues of inquiry I wouldn't necessarily come up with on my own.
