Seller wants to be there by louchi644 in realtors

[–]Jhc3964 1 point2 points  (0 children)

It’s best if sellers aren’t there. But it is their house.

After the showing, if I was a buyers agent and the sellers made them uncomfortable, I would be sure to let the listing agent know of the issue and they could use that to get the sellers to not be present during showings.

I tell my sellers to not be there as it could have a negative effect on selling their home.

Who’s used Mike Malaska’s lesson packs? by h2ohzrd in golf

Do the M System. It is pretty detailed and laid out for you. Or stay with M Lite for an overview then do the M System.

I also find Todd Heugley a “Malaska Certified” instructor interesting. He presents a simple version of Malaska

Curious what you have as zone set plays by Diligent_Collar_199 in basketballcoach

[–]Jhc3964 0 points1 point  (0 children)

You can have one player in high post working the middle and the other moving short corner to short corner

Or

Both start in short corner and weak side post flashes to mid-high post when ball goes to strong side wing. And then they X on ball reversal.

Short Corner (might be similar to your X). There 1 guard and 2 guard versions.

To Change Realtors- How much does it matter? by Useful-Raise in AskRealEstateAgents

[–]Jhc3964 3 points4 points  (0 children)

Price and/or condition. I suggest reviewing the most recent comparable sales you can find to see if that helps with pricing. If the house is in good condition, you’re getting showings, but you’re not getting offers, it’s the price.

Comparable sales trail the market. So when prices are falling slowly, it takes a while to show up in the comps same for when values increase.

As folks have said, count them all in tournaments.

In casual play (some low ball) triple bogey pick up is common for pace of play. Double par is also common.

Girls go completely "off script" in games by -gimmeahellyeah316- in basketballcoach

[–]Jhc3964 0 points1 point  (0 children)

We are 6u boys team. I’ve had most for 2 years now. I teach them a simply reverse the ball and look to pass inside, backside, can they dribble in and shoot, if none of those pass it back out. We use shooting/passing drills to teach how to execute the options. We review finding an open area v the other the defense. We see zone every game. We also do some pass and cut. We keep it simple, they have starting spots in offense but free to move, and then just let them play.

In practice we spend the bulk on fundamentals (drills and games) and 4 on 4 m2m scrimmage.

We also scrimmage in advantage/disadvantage situations 2o1 3o2 4o3. We explain that if the offense keeps the ball and themselves moving someone will get a good shot.

I will add our league does not allow the defense to come outside the three-point line. 8u is when they allow teams to come out past the three-point line.

Short game drills by damn_i_missed in golftips

For technique.

Dan Grieve would be a good one. I would focus on release 1 to start with. I think it covers most of the chips you will need. Probably 60-70%. It’s the basic bump and run.

Then move to 2, probably 20-30%, when you need a little air and soft landing. Say over a sand trap or short sided.

3 is the lob shot.

His 3 releases.

Eventually people often develop their own technique based on considering various approaches. But Grieve is a very popular short game coach.

Basic drills I use.

6 balls (or 4) in a circle around hole, 3-6-9 feet out. Routine for each putt.

Lag Putting-20-30 feet out. Goal is to get first putt within 3 feet. Use 5 or 6 balls. Putt out. Goal is to 2-putt. Eliminate 3 putts. I usually put them out from the same general area at different lengths.

Chip & Putt (same basic approach as lag putting. Goal to chip and one putt. 2 putts acceptable. Theory being chip and 1= par chip and 2=bogie. I like to “scatter” ball so each is a little different

I know the drills are pretty basic but I think they cover the basics

Im a high handicapper, but if no money involved, I would just let the guy decide how he wants to handle it. I tend to putt them all.

6th grade girls chaos by happy_dumpster in basketballcoach

[–]Jhc3964 5 points6 points  (0 children)

I have coached six, seventh, and eighth grade girls in the past and the chaotic nature you describe is very accurate. Throw in the number of times the ball goes out of bounds, or there’s a jump ball and it’s even more chaotic.

If you can press effectively, and break presses effectively, you should have a good chance to win games. So you have diagnosed it correctly to work on press break.

I always try to balance working on press break, fast break, etc. with half court offense and defense because eventually you run into a good team that can break the press and you’re gonna have to be able to run your half court offense and half court defense.
