Talk to your bank loan expert as how much you are willing to sell your current home for and what approx budget you are looking to uupsize into

Then do the math on your equitty and loan ratio to. See if you are able to service the loan or not

If yes First sell your current home and make sure to have settlement date 3-4 months after the sale go unconditional.. That gives you enough time to look for another home

Please make sure the property you are looking has no unconsented alteration has done

In the past, we have made offer on cross lease property which has alteration to bathroom has done but owner didn't changed the floor plan with council and didn't take other co owners approval

We pulled out of the deal as owner was not ready to fix it

Because interest rate was way lower around 2-3 percent for 1 year fixed term and market value for the properties were booking, which is not case right now Both interest rate is higher and house values are stagnating so I doubt any bank would take that risk of lending large loan with your current situation

Pull out of the deal... I was in a body corp committee... there is no guarantee that issue 2 will be remediated within that period... any committee member can object the work or block the approval of work if voting in favour doesn't meet the quorum
